9.C. - Page 3 <br /> Stand Alone Residential or Mixed Use Development: The Bradford Site is located in the <br /> "Downtown General" use zone. The Downtown Precise Plan (DTPP) describes this <br /> zone: "This area is intended to be a vibrant, mixed-use residential neighborhood and <br /> office district, and uses in this zone are intended to support that goal." The project could <br /> include provisions for creating spaces for allowed commercial uses at the ground floor <br /> areas consistent with the goals of the DTPP, or could contain a stand-alone residential <br /> building that adds to the overall mixed-use environment in Downtown Redwood City. <br /> Additional Onsite Community Improvements: In addition to the City's primary goal of <br /> developing affordable housing, the project would also provide onsite community <br /> improvements for the benefit of the Downtown community and Redwood City as a <br /> whole. These improvements could include, but are not limited to: <br /> Publicly Accessible Park Adjacent to Redwood Creek: The Bradford Site is <br /> unique in that it is adjacent to Redwood Creek, a historically important, tidal- <br /> influenced waterway in Redwood City that connects to San Francisco Bay. The <br /> project would provide a publically accessible park adjacent to the creek, <br /> containing environmentally sensitive, passive landscaping and park features, <br /> such as pedestrian pathways, bench seating, and lighting, as well as interpretive <br /> kiosks or signage that describe the historic importance of the creek. <br /> Childcare/Daycare Facilities: The City will encourage the provision of <br /> childcare/day care facilities with the development of the project. <br /> Carshare Facilities: The project would likely include structured parking for the <br /> residents and other uses at the site. Carshare facilities, such as those provided <br /> by "City Care Share" or "ZipCar" could be a valuable benefit for residents at all <br /> income-levels. <br /> High Quality Development: The project would include high quality design, materials, and <br /> construction. The project must be consistent with the DTPP and comply with the defined <br /> standards of architecture, materials, and construction. <br /> Sustainable & Energy Efficiency: In addition to high-quality development, the City <br /> encourages the project to achieve sustainability and energy efficiency goals that exceed <br /> the minimum requirements of the California State Building Code. <br /> In addition to these goals and objectives, the project would be an essential component <br /> of the Downtown Precise Plan's goals of creating a balanced housing environment that <br /> would attract a more diverse and vibrant community. The project would also further the <br /> goals, policies and programs of the 2015-2013 Housing Element. <br />
