Exhibit A <br /> Applicable Downtown Precise Plan Historic Preservation Standards and Guidelines: <br /> 1 . Section 2 .0 . 3(A)(3 ) — Historic Projects: Historic Projects are applications for a <br /> project on a site with a historic resource as identified on the Historic Resources <br /> Preservation Map in Section 2 . 1 , and the Historic Resources Advisory Committee <br /> (" HRAC") shall review the project for conformance to the applicable Historic <br /> Resources Preservation standards and guidelines and shall make a <br /> recommendation that the Planning Commission grant approval to projects which <br /> the HRAC deems to comply fully with those standards and guidelines. <br /> Finding: The project is classified as a Historic Project because the project involves <br /> modifications to a historic resource, the dressing-room wing located at the rear of <br /> the Fox Theatre, and involves new development on parcels that are subject to <br /> historic preservation regulations pertaining to height and architectural character <br /> under Sections 2. 7. 1 (F) and 2. 9. 1 (A) of the DTPP, respectively. The project site is <br /> also located adjacent to five historic resources. <br /> 2 . Section 2 . 1 .3(G ) — Additions and Modifications to Historic Resources (AMHR) <br /> Regulations: Standards and Guidelines for the Fox Theatre: <br /> Standards: <br /> a . The entire interior and the historic Broadway façade , with the exception of non- <br /> historic storefront elements, must be retained and shall not be modified in any <br /> significant way. <br /> Finding: The entire interior of the Fox Theater, along with 100% of the identified <br /> historic façade are retained in all significant ways. The portion of the historic <br /> resource proposed for removal is not an identified character-defining feature, <br /> contains some historic elements that are shown as being preserved, and is a <br /> portion of the building that needs to be modernized for the building 's continued <br /> ability to house its original use. Modern theaters require modern services, and the <br /> rehabilitation standards address this concept by allowing modifications that are in <br /> keeping with the historic use and by preserving the character-defining features of <br /> the resource. The significant interior and exterior features of the Fox Theater are <br /> shown as being preserved in their entirety, including all the main (street) facades, <br /> the lobby, house, stage, and a usable portion of the dressing-room wing. <br /> b . No less than 75% of historic exterior walls shall be retained . <br /> Finding: The portion of the historic Fox Theater exterior walls that are proposed <br /> for demolition constitutes considerably less than 25% of the total. <br /> c. There shall be no additions to this structure. <br /> Finding: The proposed main design is in agreement with this standard. The <br /> loading dock is a utilitarian feature that is proposed to be attached directly to the <br /> ATTY/RES0.3090/HRAC RESO — 815 HAMILTON <br /> REV: 0E02-15 VR <br /> Page 5 of 12 <br />
