2. 7. 2(A)(1)(c). The portion of the project along Winslow Street and Hamilton Street <br /> propose a maximum height of 5 stories/95 feet, which is less than the maximum <br /> allowable building height of 12 stories/136 feet. <br /> 6 . Section 2 .9. 1 (A) — Historic Architectural Character: <br /> The intent of the historic architectural character regulations is to ensure architectural <br /> compatibility in areas with high concentrations of historic resources, new <br /> development must use architectural treatments that are complementary to the <br /> historic resources in the vicinity. As such , the project proposes a Neoclassical <br /> architectural character type, which is permitted within the underlying Historic <br /> Downtown Character Zone. <br /> Finding: The project proposes a Neoclassical architectural character type, which is <br /> permitted within the underlying Historic Downtown Character Zone. <br /> Secretary of interior Standards for Rehabilitation : <br /> 1 . A property will be used as it was historically or be given a new use that requires <br /> minimal change to its distinctive materials, features, spaces, and spatial <br /> relationships; <br /> Finding: The building will continue to be used as a theater, its historic use. <br /> 2 . The historic character of a property shall be retained and preserved . The removal of <br /> historic materials or alteration of features, spaces, and spatial relationships that <br /> characterize a property will be avoided ; <br /> Finding: The part of the property proposed for removal is not formally identified as <br /> architecturally significant, although it does contain character-defining elements that <br /> need to be preserved and provides some value as a piece of the larger building. The <br /> significant spatial relationships and spaces embodied in the historic design, <br /> specifically all of the Gothic Revival and Skouras-style atmospheric façades, spaces <br /> and details, are not adversely impacted by the proposed partial demolition and <br /> altered dressing room configuration. <br /> The proposed alteration to the dressing-room wing would remove the corner of an <br /> original portion of the theater, including the square footage encompassing the green <br /> room/lounge and approximately three small rooms adjacent to the green room. <br /> Preserved would be the corridor and about eight small rooms, of various uses, which <br /> line the corridor. Exterior materials that would be removed include as much as half <br /> of the exterior walls of this wing, the associated exterior windows of this area, and <br /> three of the six skylights. The elements and materials proposed for removal are a <br /> reasonable proportion of a continuous or repetitive characteristic feature (e.g. , the <br /> expanse of double-loaded corridor, the numbers of dressing rooms and service <br /> spaces, the expanse of exterior concrete, the number of historic doors, etc.). The <br /> spatial relationships and spaces embodied in the historic design (the long, low rear <br /> wing) and the distinctive historic materials (interior light fixtures) are shown to be <br /> preserved adequately proposed during this partial demolition. <br /> ATTY/RESO.3090/HRAC RESO — 815 HAMILTON <br /> REV: 06-02-15 VR <br /> Page 8 of 12 <br />
