REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />June 22, 2015 <br /> <br />SUBJECT <br />Final map for condominium purposes, improvement agreement, landscape maintenance <br />agreement, and stormwater treatment measures management agreement, for the <br />development of Blu Harbor (formerly Pete’s Harbor) at 1 Uccelli Boulevard by RWC <br />Harbor Communities, LLC. <br /> <br />RECOMMENDATION <br />1. By motion, approve the Final Map for condominium purposes for 402 unit subdivision <br />at Blu Harbor, 1 Uccelli Boulevard. <br />2. By motion, approve and authorize the City Manager to execute an Improvement <br />Agreement, Landscape Maintenance Agreement, and Stormwater Treatment Measure <br />Maintenance Agreement with RWC Harbor Communities, LLC. <br /> <br />BACKGROUND <br />The project is a 3 lot subdivision for 402 residential condo units with six (6) 9-unit <br />buildings, four (4) 10-unit buildings, and a larger building wrapped around a parking <br />structure that contains remaining 308 units. The project also consists of other onsite <br />improvements, including a recreation building, private roadways, an inner marina, public <br />access areas for pedestrian and bike paths surrounding the sloughs and connected to <br />the Bay trail, and a recycled water main and looped domestic water main in a public <br />easement. Offsite improvements include new domestic and recycled water mains, storm <br />drain connections, a sanitary sewer main, an 8’ bike trail, and improved crosswalk to <br />provide connectivity to the Bair Island road bike trail, and the bay trail. The Planning <br />Commission approved the Tentative Parcel Map and Planned Development permit for <br />Pete’s Harbor (previous name). The existing 13.25 acre lot was an inactive restaurant <br />and marina, parking, and a soil stockpiling area for nearby developments. <br /> <br />ANALYSIS <br />The developer’s engineer completed the final map for condominium purposes, <br />improvement plans, and specifications compliant with the Subdivision Map Act, <br />Redwood City Ordinances, City Standards, and to the satisfaction of the City Engineer. <br />The final map subdivides one existing parcel into three lots, and 302 residential condo <br />units.
