50. The applicant shall replace, repair, repave, or reconstruct street, curb, gutter <br /> and sidewalk pursuant to City Ordinance chapter 18, article XIV. The <br /> applicant shall construct bulb-outs into Avondale at the intersection of <br /> Avondale and El Camino Real , reconstruct the full pavement section for the <br /> project frontage on Avondale with a pavement overlay, and restore the full <br /> street section for all other pavement affected by utility work on Avondale with <br /> a pavement slurry seal . <br /> 51 . Chapter 11 , Article II of the Municipal Code (Subdivisions) requires the <br /> placement of all "dry" utilities for this project underground. <br /> 52. Traffic control for lane closures shall conform to the Work Area Traffic Control <br /> Handbook; street closures require prior submission of traffic control plans to <br /> be approved in advance. An accessible path of travel shall be maintained for <br /> pedestrians along the project's El Camino Real frontage throughout <br /> construction. <br /> 53. Abandoned driveways shall be removed and replaced with sidewalk, curb & <br /> gutter in accordance with City's Engineering Standards. <br /> 54. New driveway approaches in any public right-of-way shall be constructed in <br /> accordance with City of Redwood City Engineering Standards, Volumes 1 , 2 <br /> and 3 and in a manner approved by the City Engineer pursuant to City <br /> ordinance chapter 29, article III. <br /> 55. Street trees shall be required , spaced at minimum intervals along project <br /> frontage, and species as determined by the City's Superintendent of Streets. <br /> Newly planted street trees shall be irrigated and maintained by applicant. <br /> 56. The applicant shall submit a revised landscape plan for improvements within <br /> the sidewalk to include: four foot wide planting strip with street trees and six <br /> foot wide sidewalk along the Avondale Avenue property frontage and street <br /> trees in grates with adjacent landscape planting strip along the El Camino <br /> Real property frontage. <br /> 57. No construction parking, material storage, equipment, or other construction- <br /> related use shall be allowed within the City right-of-way without prior approval <br /> from the City Engineer. Prior to encroachment permit issuance, the applicant <br /> shall submit a construction parking management plan, which shall outline the <br /> number of construction workers by phase, phase duration, and where workers <br /> will park for each phase of work. <br /> 58. For the portion of the proposed work within the State of California right-of-way <br /> (El Camino Real) , the applicant shall contact the California Department of <br /> Transportation (Caltrans) at (510) 286-4417 to obtain an Encroachment <br /> Permit. Residents of the development shall be notified in writing before <br /> purchasing a condominium unit or renting a unit that the residence is located <br /> in an urban-type environment and that the noise levels may be higher than a <br /> strictly residential area.
