57. Street Trees — The applicant shall submit a final landscape, street tree and irrigation <br /> plan for review by the City's Landscape Architect upon submittal of the building permit <br /> application . [SDR][ENGINEERING] <br /> 58. Driveways — Abandoned driveways shall be removed and replaced with sidewalk, curb <br /> & gutter in accordance with City's Engineering Standards pursuant to City Ordinance <br /> Chapter 29, Article III . New driveway approaches in any public right-of-way shall be <br /> constructed in accordance with City of Redwood City Engineering Standards, Volumes <br /> 1 , 2 and 3 and in a manner approved by the City Engineer pursuant to City Ordinance <br /> Chapter 29, Article III . [SDR][ENGINEERING] <br /> 59. Curb Ramps — All new curb ramps shall meet current Caltrans standards for ADA <br /> access. [SDR][ENGINEERING] <br /> 60. Garage Ramps - Parking garage ramps shall be designed in conformance with Volume <br /> Ill of the Engineering Standards, and shall consider safety and visibility of pedestrians <br /> to the satisfaction of the Engineering division . [SDR][ENGINEERING] <br /> 61 . Repair or Replace Street Infrastructure - The applicant shall replace or repair street, <br /> curb, gutter, driveway approaches and sidewalk to City standards ( Chapter 18, Article <br /> XIV and Engineering Standards Volumes 1 , 2, & 3). City has identified the need for <br /> street reconstruction along Hamilton Street, including : [SDR][ENGINEERING] <br /> A. Hamilton Street - reconstruct Hamilton Street from Winslow Street to <br /> Broadway, including removing the existing driveway approach at Winslow <br /> Street and replacing it with a standard pavement section . The applicant shall <br /> consult with the City Engineer for the preferred layout of pavement markings. <br /> 62 . Public Access Easement — The applicant shall dedicate a public access easement for <br /> any locations where the required sidewalk is on the project's private parcel , to <br /> accommodate public access. [SDR][ENGINEERING] <br /> 63. Pavement Moratorium — Portions of Winslow Street have either recently been <br /> reconstructed , or may be reconstructed prior to the start of this project. Any streets <br /> reconstructed within the past 5 years are subject to a pavement moratorium . Per <br /> Chapter 29 of the City's municipal code, no cuts in the street are allowed within 5 years <br /> of the completion of the pavement project. <br /> A. An exception may be granted by the City Engineer pursuant to the findings <br /> in Chapter 29. If an exception is granted , the permittee would be required to <br /> reconstruct the street completely rebuilding , by removing all the pavement <br /> and aggregate base course material, re-compacting the sub-base and <br /> restoring the base material and then completely re-paving the street, for a <br /> minimum of the full width of all lanes impacted by the cut(s ) (outside lane <br /> includes to the curb) and extending the entire length of the recent <br /> reconstruction , or for a length determined by the City Engineer to be sufficient <br /> to restore the street to its new condition , as if it had never been cut, or as <br /> more specifically directed by the City Engineer/designee. <br /> B. For recently renovated streets the City Engineer may allow the permittee to <br /> restore the street to its former condition by resurfacing the street to the same <br /> extent as was performed by the City, except that the asphalt or surface <br /> ATTY/RES0.3108/PC RESO RECOMMENDING APPROVAL OF TENTATIVE PARCEL MAP — 815 HAMILTON <br /> REV: 06-19-15 VR <br /> Page 15 of 21 <br />
