designed and submitted by a Fire Protection Engineer. An Alternate Means and <br /> Materials Request shall be submitted to the Fire Prevention Bureau and Building <br /> Division for approval prior to issuance of the building permits. <br /> 15. The other life safety issues need to be addressed with the Fox Theater. The new building <br /> is materially affecting the Fox. When are the fire sprinklers to be installed? What are the <br /> occupant loads ? Where are the paths of egress out of the building to the public way? <br /> Are all areas accessible? Are there accessible paths of egress to get people with <br /> accessible needs out of the building quickly and easily? The accessibility elements for <br /> the Fox may use the exceptions allowed by the California Historic Building Code. Will <br /> the Fox remain open during the construction of the new building? The new construction <br /> may create earth movement, vibration , or other conditions that may weaken the Fox. It <br /> is imperative that these issues be resolved quickly before something happens. Submit <br /> a plan on how these questions will be answered and mitigated. <br /> 16 . Concerns have been raised about how the new construction may affect buildings in <br /> close proximity to the new building . An evaluation and report is required from a qualified <br /> structural / geotechnical engineer to evaluate the impact and propose mitigation <br /> measures. As the Fox Theater may be adversely affected , the report needs to address <br /> the structural integrity of the Fox. This may include strengthening measures to mitigate <br /> affects from the new construction . Provide a plan on how the Fox Theater will be <br /> protected during the course of construction. <br /> 17. The shortest paths of egress out of the sides and rear of the Fox must be maintained , <br /> sprinklered and lighted . <br /> 18. Before any Temporary Certificate of Occupancy will be issued , all concerned agencies, <br /> departments and divisions must see that the building is safe to occupy and any <br /> conditions are being met. Before the final Certificate of Occupancy will be issued all <br /> issues need to be complete to the satisfaction of the City. <br /> Fire Department Conditions <br /> 19. The water shall comply with the requirements of the Redwood City Fire Department. All <br /> new fire service mains shall be a minimum of 8" and meet the design standards of the <br /> Redwood City Engineering Department. <br /> 20. Existing buildings facing Theatre Way adjacent to the proposed new structure shall be <br /> separated at a distance required by the Redwood City Building Department for seismic <br /> concerns, emergency ingress and egress. <br /> 21 . The existing Fox Theatre shall meet the requirements for the necessary fire and life <br /> safety requirements previously agreed upon by the Redwood City Fire Chief and the <br /> ownership of the Fox Theatre. This requires the existing Fox Theatre to be protected <br /> throughout by an automatic fire sprinkler system .
