Landscaping and Site Improvements <br /> 22 . Landscaping Improvements — A landscaping and irrigation plan shall be included in <br /> the Building Permit submittal . [COA][PLANNING] <br /> 23. Tree Protection Tree protection measures shall be provided for all trees to remain near <br /> the project that are 12" in diameter and larger. These measures shall be shown on the <br /> building permit plans. [COA][PLANNING] <br /> 24. Tree Removal & Trimming — The applicant shall hire a qualified biologist to conduct a <br /> survey for nesting birds prior to tree removal or trimming , and submit the survey for <br /> filing . All tree removal and trimming shall take place outside of the breeding season . <br /> [COA][PLANNING] <br /> 25. Tree Removal Permit - The applicant shall obtain a Tree Removal Permit application <br /> to the City's Landscape Architect for review and approval prior to the removal any trees <br /> on the subject property or along the Project's three street frontages. . [SDR][PLANNING] <br /> 26 . Stormwater Runoff - Post-construction runoff into the storm drain shall not exceed pre- <br /> construction runoff levels. The applicant's design professional shall evaluate the <br /> project's impact to the City's storm drainage system and shall substantiate their <br /> conclusions with drainage calculations to the satisfaction of the City Engineer. The <br /> project shall be designed in conformance with the Drainage Guidelines for Commercial <br /> Development. [SDR][ENGINEERING] <br /> 27. Exterior Lighting — New exterior lighting requires final review by the City prior to <br /> building permit issuance. As part of the Building Permit submittal package, the applicant <br /> shall provide a lighting plan including cut-sheets for all new fixtures, as well as <br /> photometric evaluation site plan demonstrating that light levels are appropriate for the <br /> use and that the new light sources do not introduce glare or light effects that spill off the <br /> property. [COA][PLANNING] <br /> 28. Bicycle Parking — The amount of required, long-term bicycle parking shall be <br /> determined by the amount of required vehicle parking (regardless of whether it is <br /> provided on site or via payment of the in-lieu fee) for the project. Up to 20% of the <br /> required spaces may be provided on the adjacent sidewalk for use as short-term bicycle <br /> parking . The remainder must be provided onsite, in a secure location for long-term <br /> parking. [COA][ENGINEERING] <br /> 29. Outdoor Uses — Any outdoor use not identified with this project requires separate <br /> review and approval by the City. [SDR][PLANNING] <br /> Parcel Map <br /> 30. Applicable Codes — The applicant shall adhere to the Subdivision Map Act and Chapter <br /> 30 of the City's Municipal Code.
