Landscaping and Site Improvements 22 . Landscaping Improvements — A landscaping and irrigation plan shall be included in the Building Permit submittal . [COA][PLANNING] 23. Tree Protection Tree protection measures shall be provided for all trees to remain near the project that are 12" in diameter and larger. These measures shall be shown on the building permit plans. [COA][PLANNING] 24. Tree Removal & Trimming — The applicant shall hire a qualified biologist to conduct a survey for nesting birds prior to tree removal or trimming , and submit the survey for filing . All tree removal and trimming shall take place outside of the breeding season . [COA][PLANNING] 25. Tree Removal Permit - The applicant shall obtain a Tree Removal Permit application to the City's Landscape Architect for review and approval prior to the removal any trees on the subject property or along the Project's three street frontages. . [SDR][PLANNING] 26 . Stormwater Runoff - Post-construction runoff into the storm drain shall not exceed pre- construction runoff levels. The applicant's design professional shall evaluate the project's impact to the City's storm drainage system and shall substantiate their conclusions with drainage calculations to the satisfaction of the City Engineer. The project shall be designed in conformance with the Drainage Guidelines for Commercial Development. [SDR][ENGINEERING] 27. Exterior Lighting — New exterior lighting requires final review by the City prior to building permit issuance. As part of the Building Permit submittal package, the applicant shall provide a lighting plan including cut-sheets for all new fixtures, as well as photometric evaluation site plan demonstrating that light levels are appropriate for the use and that the new light sources do not introduce glare or light effects that spill off the property. Bicycle Parking — The amount of required, long-term bicycle parking shall be determined by the amount of required vehicle parking (regardless of whether it is provided on site or via payment of the in-lieu fee) for the project. Up to 20% of the required spaces may be provided on the adjacent sidewalk for use as short-term bicycle parking . The remainder must be provided onsite, in a secure location for long-term parking. [COA][ENGINEERING] 29. Outdoor Uses — Any outdoor use not identified with this project requires separate review and approval by the City. [SDR][PLANNING] Parcel Map 30. Applicable Codes — The applicant shall adhere to the Subdivision Map Act and Chapter 30 of the City's Municipal Code. Right-of-Way (ROW) Vacation-The proposed ROW Vacation of the Sliver Parcel on Winslow Street shall be completed prior to the submittal of the Final Map .
