<br /> Smoke and Fire Sensors: including related control equipment not specifically <br /> part of elevator controls. <br /> SPECIAL CONDITIONS: <br /> A. Overtime Emergency Callbacks are not included in this Agreement. <br /> B. The Contractor shall keep a Maintenance Work Log at each facility where <br /> an elevator is located. The Log shall include all entries for routine <br /> maintenance and repairs, including supervisor's surveys. Entries shall <br /> include date work is completed, Mechanic's or Supervisor's name, and a <br /> brief description of work completed (including number of elevators <br /> serviced). The Owner may inspect and copy the Log at any time. <br /> C. Contractor shall maintain Owner's complete set of straight-line wiring <br /> diagrams showing "as-built" conditions with any changes or modifications <br /> to circuits resulting from control modifications, parts replacement or <br /> equipment upgrades. The Owner may reproduce these "as-built" <br /> drawings and retain sole possession of these drawings in event contract is <br /> terminated. <br /> D. If an elevator is shut down for more than 24 continuous hours (except for <br /> pre-scheduled repairs or if the shut down is due to any cause beyond the <br /> reasonable control of Contractor), the maintenance billing for that elevator <br /> shall be suspended for the month or until the elevator is restored to <br /> service, whichever is longer. <br /> E. Quarterly, the Contractor shall provide and review with the owner a <br /> summary of all callbacks. The intent of this quarterly summary is to <br /> minimize callbacks by keeping the Contractor and owner aware of <br /> callback trends. <br /> F. Contractor may be selected to perform service and/or repairs as needed <br /> throughout the term of this agreement. <br /> TECHNICAL REQUIREMENTS 02200-6 <br />
