The two -story former California Pacific Title Company Building is located at the southwest corner of Broadway and Hamilton Street, directly across Hamilton Street from the West Wing of the Fox Theater and nearly across the street from the proposed construction. The three -story historic Montgomery Ward Building is immediately adjacent to the California Pacific Title Company Building. It faces Broadway and overlooks the roof of its neighbor. It is an "L "- shaped parcel that also includes a recent, contemporary rear addition that has one wall segment facing Hamilton Street, directly across from the proposed building site. The San Mateo County Courthouse is an imposing, domed building on the block directly north of the Fox Theater and the project site. There is a formal plaza in front of the courthouse, facing the Fox Theater, creating some separation between the building forms. The six identified properties are listed within the Redwood City Downtown Precise Plan as "Historic Resources to Be Preserved" and are included on the Redwood City Inventory of Historic Resources. The survey status of the six listed properties is as follows: The Fox Theater addressed at 2215 Broadway, is listed on the National Register of Historic Places (NRHP) and the California Register of Historic Resources (CR). The nomination was completed in 1993 by Kent Seavey, Preservation Consultant, and was listed by the Keeper of the National Register on May 5, 1994. This designation is also known as NRHP Status Code "1S." The property is further documented in a 1994 State of California Department of Parks and Recreation 523 Recordation Form (DPR523) form, and in an updated 2009 DPR523 form that clarifies the significance of the elements of the 1950 remodeling. The 2009 evaluation concludes that the Mid - Century remodeled features have achieved significance in their own right over time. The West Wing of the Fox Theater Complex, addressed at 801 Hamilton Street and also at 2227 Broadway and a series of addresses along Hamilton Street, is identified as eligible for the National Register as an individual property. The property is designated as "3S." The property was documented in a DPR523 form in 2010 by Richard Brandi, Architectural Historian. The East Wing of the Fox Theater Complex, addressed at 2201 Broadway and also 810 Middlefield Rd. with a series of addresses on Middlefield Road, is identified as eligible for the National Register as an individual property. The property is designated as "3S." It is our understanding that the property was documented in a DPR523 form in 2010 by Richard Brandi, but we were not able to obtain this report. The San Mateo County Courthouse, addressed at 2200 Broadway, is listed on the National Register of Historic Places (NRHP) #77000340 and the California Register of Historic Resources (CR). The nomination was completed prior to 1977, and the building was listed on National Register in 1977. This designation is also known as NRHP Status Code "1S." The property is further documented in a 1994 State of California Department of Parks and Recreation 523 Recordation Form (DPR523) form by Charles Jany, with an evaluation by Alan Michelson.
