8.A. - Page 202 ?nt, Redwood City 19 1 <br /> Analysis: The entire interior of the Fox Theater, along with 100% of the identified historic facade <br /> are retained in all significant ways for the Winslow Street Development Project. The portion of <br /> the historic resource proposed for removal is not an identified character - defining feature, <br /> contains some historic elements that are recommended for reuse, and is a portion of the building <br /> critical to be kept modern for its continued ability to maintain the original use. (See further <br /> analysis later in this report). <br /> b. No less than 75% of historic exterior walls shall be retained. <br /> The portion of the historic exterior walls that are proposed for demolition constitutes <br /> considerably less than 25% of the total. <br /> c. There shall be no additions to this structure. <br /> The new development construction is not shown to physically abut the historic fabric of the three <br /> historically significant buildings, and no interior connections between the Fox Theater and the <br /> new mixed -use construction are proposed. The "L "- shaped project is shown separated from and <br /> wrapping the central core of the original Fox Theater, creating services alleys and exit ways <br /> within the center of the block. There is at least a 3.6 -ft setback shown between the main rear <br /> (north) wall of the proposed development and the existing rear (south) wall of the Fox Theater. <br /> There is a 6.5 -ft. interior side setback between the west side of the existing Fox Theater and the <br /> east rear wall of the proposed new development. In a separate clarification sketch, it was shown <br /> that there would be a 6 -ft. setback between the north rear wall of the new construction and the <br /> highly decorated south wall of the West Fox Theater. The new building will overhang the staging <br /> area /loading dock, but does not physically abut the Fox Theater at any point. <br /> 2. Guidelines <br /> a. Alterations to non - historic storefront elements within historic facades should be done in a <br /> manner that is stylistically compatible with the historic facade, and new signage on historic <br /> facades should be compatible with the architecture of the historic facade in terms of colors, <br /> materials, size, placement, and style. <br /> This guideline is not applicable to the proposed Winslow Street project. <br /> ANALYSIS OF DTPP - REVIEW OF DEVELOPMENT ON PROPERTIES <br /> ADJACENT TO HISTORIC RESOURCES AND AMHR <br /> The Redwood City Historic Regulations also includes a section regarding the Mitigation of Impacts of <br /> Development on Properties Adjacent to Historic Resources (DTPP Book II 2.1.4 (D)). The language of that <br /> section is as follows: <br /> D) Projects on properties located directly adjacent to an historic property as designated on the Historic <br /> Resources Preservation Regulations Map shall comply with the following regulations: <br /> ARCHIVES & ARCHITECTURE <br />
