07/27/2015 <br /> ORIGINAL <br /> RESOWTION NO. 15432 <br /> RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br /> REDWOOD CITY APPROVING A DISPOSITION AND <br /> DEVELOPMENT AGREEMENT BETWEEN THE CITY OF <br /> REDWOOD CITY AND HAMILTON & WINSLOW PROPERTIES, <br /> LLC FOR 815 HAMILTON STREET <br /> WHEREAS, Kenneth Rodrigues & Partners (the "Applicant") on behalf of <br /> Hamilton and Winslow Properties, LLC (the "Developer") has submitted an <br /> application for a Tentative Parcel Map, Downtown Planned Community Permit <br /> ("DPC"), and a Parking In-Lieu Application for a 5-story/95 foot tall mixed use <br /> office/retail project consisting of 7,141 square feet of retail use on the ground <br /> floor, 60,322 square feet of office use on the upper four floors, and two levels of <br /> underground parking consisting of 88 parking stalls ("Hamilton Garage") located <br /> at 815 Hamilton Street, 2215 Broadway, and 840 Middlefield Road, (the <br /> "Project") which is located within the Downtown Precise Plan area ("DTPP"); and <br /> WHEREAS, on June 23, 2015, pursuant to Section 2.0.3-A of the DTPP <br /> (pg. 28), the Planning Commission conducted a public hearing in accordance <br /> with all applicable requirements of the Subdivision Map Act and the Redwood <br /> City Municipal Code, to consider the Tentative Parcel Map Application TM2014- <br /> 08, Downtown Planned Community Permit Application DPC2014-07, and Parking <br /> In-Lieu Application, all applicable requirements of the State Planning and Zoning <br /> Law and the Downtown Precise Plan, and the recommendations of the AAC and <br /> HRAC; and <br /> WHEREAS, on June 23, 2015, the Planning Commission considered an <br /> Initial Study Checklist and its findings prepared by the City's Planning Division, <br /> the previously certified Downtown Precise Plan Program Environmental Impact <br /> Report (State Clearinghouse #2006052027) ("EIR"), the staff reports, oral and <br /> written, and testimony and materials presented by all those wishing to be heard <br /> on this Project at the noticed public hearing on this matter; and <br /> WHEREAS, the Planning Commission determined that the proposed <br /> Tentative Parcel Map, Downtown Planned Community Permit, and Parking In- <br /> Lieu Application would further the purposes of and appropriately implement the <br /> City of Redwood City General Plan, applicable provisions of the Redwood City <br /> Municipal Code and Downtown Precise Plan, and the Project, and recommended <br /> that the City Council approve the Project; and <br /> Page 1 of 2 <br /> ATTY/RES0.3116/CC RESO APPROVING DDA RE50.#15432 <br /> REV:07-17-15 VR MUFF#609 <br />
