Through an in-lieu payment agreement with the City should the City <br /> develop an in-lieu parking program. <br /> The number of parking spaces to be provided shall be determined according to reasonable <br /> Downtown parking standards adopted from time to time by the City Council in the <br /> Zoning Ordinance which is in effect at the time at which the new development is <br /> approved.. <br /> B. Notice Requirement. <br /> If requested by the Developer or Century, the City shall promptly provide to the <br /> requesting party copies of all notices for new development in the Red Zone submitted to <br /> the City. <br /> C. Parking Advisorv Committee. <br /> If requested by the Developer or Century, the City shall create a seven (7) member <br /> Parking Advisory Committee ("PAC") comprised of a representative of each of the <br /> following: The City, the Developer, Century, The Fox Theatre (if the Fox Theatre elects <br /> to participate) and representatives of downtown Redwood City businesses or property <br /> owners as designated by the City. The PAC shall advise the City Council of Redwood <br /> City on downtown parking issues, including: <br /> 1. Downtown parking standards, <br /> 2. Standards, criteria and findings needed for allowing variances and other <br /> exceptions to general downtown parking standards; and <br /> 3. Other issues as determined by the City. <br /> VII. DEVELOPMENT ON BLOCK TWO <br /> The City recognizes the Cinema's long-range need for adequate four (4) hour parking that is free <br /> to Cinema patrons and the Cinema's reliance on the parking to be provided in the Block Two <br /> Parking Lot in accordance with the terms and conditions of this Agreement. The parties <br /> acknowledge that in the future the City may wish to allow development on "Block Two," which <br /> is depicted on Exhibit B(Orange Zone). Any such future development shall be subject to the <br /> following conditions: <br /> A. Parking Reguirements for New Development on Block Two. <br /> Any new development on Block Two shall be required to provide for its own parking <br /> needs on the site. The number of parking spaces for new development on Block Two <br /> shall be determined in accordance with reasonable downtown parking standards, but shall <br /> not provide less than the following parking ratios: <br /> Atty/Agr/Agr.194 <br /> 061704 9 <br />
