5, �.- C. . � Z <br /> �. <br /> USE .. , : 11�IIrTIlVIUM PARKING �E�1���1T'I' <br /> � <br /> Hotel 1 parking space per room <br /> Residential 1 pazking space per dwelling unit <br /> Office 3 parking spaces per 1,000 square feet <br /> Retail 4 parking spaces per 1,000 square feet <br /> Restaurant 4 parking spaces per 1,000 square feet or the number allowed by the <br /> City's Zoning Ordinance (whichever is greater) <br /> In satisfying the minimum parking requirements set forth above, the City may designate <br /> parking spaces for utilization by more than one Block Two use, provided that the parking <br /> needs of the applicable uses are compatible (for example, a given parking space or spaces <br /> may satisfy the requirement of two uses, one of which has a high demand for parking <br /> during traditional business hours and another of which generates a need for parking <br /> during the evenings and weekends.). <br /> B. Downtown. Proiect and Cinema Parking on Block Two• Satisfaction of General <br /> Proiect Parlcm� Obli�ations of the Citv with respect to Block Two. <br /> The City will also seek to provide on Block Two, as part of any development of Block <br /> Two, long-term night and weekend parking spaces for use by patrons of downtown <br /> businesses, including the Project. The number of parking spaces on Block Two that are <br /> made available as free night and weekend four-hour customer parking shall be deemed to <br /> satisfy, partially or in full, depending on the number, the City's obligation to provide the <br /> Regular Block Two Parking Spaces. The remaining parking obligation (the Regular <br /> Block Two Parking Spaces less the number of public spaces actually provided on Block <br /> Two subsequent to development, hereafter known as "Block Two RPO"), if any, may be <br /> satisfied by making available, long-term, parking in the Caltrain Parking Garage located <br /> beneath Sequoia Station shopping center. Such parking shall be free for four hours on <br /> nights and weekends. As used in this Section VII-B, "long-term" shall mean that at least <br /> two (2) years notice shall be provided prior to termination of use. <br /> C. Block Two Parkin Survey. <br /> Prior to the commencement of construction of any new development on Block Two, the <br /> City shall cause to be completed by a reputable parking consultant an occupancy survey <br /> of the Block Two Parking Lot during the Block Two Lot Peak Periods on eight (8) days <br /> selected by Century during any thirty (30) day period during the next successive <br /> "Seasonal Period" as defined in the Lease Agreement between Century and the <br /> Developer, dated as of March 18, 2002 (the "Block Two Parking Survey"). The City <br /> shall distribute to the Developer and Century, immediately upon receipt, the results of the <br /> Block Two Parking Survey. Based upon the results of the Block Two Parking Survey, <br /> the City shall calculate the Block Two peak parking demand by calculating the average of <br /> Atty/Agr/Agr.194 <br /> 061704 10 <br />
