' EXHIBIT A
  .
July 16,2015
Mr. Christopher Beth
Director of Parks, Recreation and Community Services
City of Redwood City
1400 Roosevelt Avenue
Redwood City,CA 94061
SUBJECT: PROPOSAL FOR PROFESSIONAL DESIGN SERVICECS
Revised Site Concept Design—Additional Service Request
Public Process and Strategic Communications—New Project Scope
Dear Chris,
We appreciate the opportunity to continue marching forward with the YMCA and the City on a new joint facility for Red Morton
Park.
SCOPE OF SERVICES:
As requested,we are providing a proposal for the following services, which are in addition to those services provided under
our original agreement with the YMCA and the City:
A. New Architectural Concept Site Plan:
a. Prepare a new concept site plan. The new concept site plan will be based upon responses and comments
gathered during ELS'presentation to the Project Steering Committee on May 21,2015. We are not
proposing any engineering or other specialty consultants for this phase of effort.
The new coneept shall be based upon the ELS"D"series;thus the Veterans Memorial Building is assumed
to be razed.
Construction budget(not project budget)for both buildings is assumed to total approximately$80MM. The
parking structure is an additional cost. For budgeting purposes, ELS suggested$21 K/space to construct a
free-standing parking structure above grade,and$50K/space for subgrade parking.
Square footages and programming for both City and YMCA functions will remain as presented on May 21,
2015.
The new concept shall explore the following:
1. Architecture Design Charrette: ELS will host a charrette with the City and YMCA to explore
architectural image;style and vernacular,as an important step to move beyond the"box"images
that have been presented to date.
2. Relocate the YMCA approximately 60'closer to Madison Avenue.
3. Relocate the parking garage to the rear of the YMCA—the parking garage will now be situated
between the proposed YMCA and the park. This study will also explore the notion of parking as
many as three levels below grade, and restricting the height above grade to approximately 15'.
Architecture Design Chanette: ELS will host a chanette wifh the City and YMCA to explore architectural image, style
and vernacular,as an important sfep to move beyond fhe"box"images thaf have 6een presented to dafe. This will
occur following the public ouheach phase for the project and is not included in the efforf outlined in this proposal.
ARCNITECTURE AN'n URBAN tl£St6N 2D40 AC?OISON STREEi" BER1iELEY,CA 9703 P 51Q.59.2929 ' 510.8A3.33A 'rV6NN.ELSARCh.COh
REV:07-28-15 MLG
ATTY/AGR/2015.148/ELS ARCHITECTURE AND DESIGN
