Those, we feel, are <br />4 the policy questions before you tonight. <br />5 Now, if the City Council wishes to ap,prove <br />6 the project it has to do the following: It needs <br />7 to amend the General Plan. Currently the land use <br />8 for Pete's Harbor and peninsula Marina would not <br />9 allow this as proposed, and it would have to be <br />10 amended; including a General Plan text. <br />11 And if we go to the next slide. The text <br />12 is what would allow to increase the net density. <br />13 Right now the maximum allowed net density is 40 <br />14 units, net acre, this is approximately 59 units net <br />15 acre. For the City to allow this increase in <br />16 density, we're seeing the General Plan text has to <br />17 be amended to authorize a Precise Plan to increase <br />18 the density to whatever it is in the Precise Plan. <br />19 However, the City would have to make at <br />20 least three of the following findings to allow the <br />21 increased density, again, any three of these: <br />22 Incorporation of affordable housing, a superior <br />23 mixed use design, transportation demand measures, <br />24 incorporation of public or community facilities, <br />25 innovative uses of parking, and efficient and <br /> UCCELLI & ASSOCIATES 27 <br /> (650), 952-0774 <br /> .. <br />
