<br /> REPORTER'S TRANSCRIPT OF PROCEEDINGS TAKEN 5-24-04 <br />1 requirements for development, and urban design <br />2 guidelines which are discretionary policies related <br />3 to development. <br />4 Next slide. <br />5 The Precise Plan breaks the area into three <br />6 sort of basic land use areas, the north point, <br />7 which is the Pete's Harbor's property, primarily <br />8 high-rise residential, the south center area, <br />9 currently Peninsula Marina, mixed use, mostly <br />10 high-rise residential with a community hub, as Tom <br />11 mentioned, which contains locally oriented <br />12 neighborhood commercial services, and a freeway <br />13 frontage area for development that's freeway <br />14 compatible, presumably office or hotel, serving as <br />15 a buffer between the freeway and the residential <br />16 land use and the rest of the site. <br />17 Next slide. <br />18 This is the illustration prepared by the <br />19 development team. And it sort of gives a sense of <br />20 the development's orientation to the water, and <br />21 preservation of some of the existing marina areas. <br />22 Next slide. <br />23 One of the things Precise Plan did was look <br />24 at Vancouver for a model for standards for <br />25 high-rise residential development.
