<br /> REPORTER'S TRANSCRIPT OF PROCEEDINGS TAKEN 5-24-04 <br />1 been working on in-fill residential, high-rise <br />2 residential for over ten years, and it is widely <br />3 regarded as doing a very good job of it. <br />4 So one of the things we looked at -- next <br />5 slide - - in particular, were the types of standards <br />6 that Vancouver had for high-rise buildings in terms <br />7 of bulk, in this case, the width of buildings and <br />8 the floor area of individual floors, and the <br />9 spacing of towers, so that the sky wouldn't be, you <br />10 know, overly obstructed. <br />11 Next slide. <br />12 As well as arrangement of - - of the <br />13 high-rise buildings. <br />14 Also, you know, as Tom alluded, a lot of <br />15 the focus of the Precise Plan is on creating good <br />16 public spaces so the residents and visitors are <br />17 encouraged to walk. And a lot of the policies <br />18 focus on inner - - what we called inner and outer <br />19 esplanade areas. Water-edged pedestrian walkways <br />20 that people, hopefully, would use to go back and <br />21 forth to, you know, visit and go to local <br />22 commercial services. <br />23 Next slide. <br />24 And ideally the development will be focused <br />25 around an active community hub that's sort of a <br /> UCCELLI & ASSOCIATES 32 <br /> (650) 952-0774 <br /> .. <br />
