Developer is the current fee owner of that certain real property consisting of <br /> approximately l.l acres located within the City of Redwood City, County of San Mateo, State of <br /> California,described in Exhibit A,attached hereto and incorporated herein by reference(the"Property"). <br /> B. On October 14, 2014,the Planning Commission of the City of Redwood City adopted, <br /> among other approvals, Resolution No. 14-19, approving the Vesting Tentative Map for the 103 Wilson <br /> Street Project("Project"), prepared by BKF Engineers and dated September 17, 2014 ("Tentative Map"), <br /> subject to certain conditions of approval("Conditions"). <br /> C. The Conditions require either (1) that certain public improvements for the Project be <br /> constructed prior to approval of the parcel map ("Final Map"}, or (2) that Developer enter into an <br /> agreement with City providing for the future construction of such public improvements. <br /> D. Developer has submitted the Final Map and applied to City for Final Map approval <br /> without having completed the required public improvements ar�:�, tliet::iore, will enter into an agreement <br /> with City providing for the fuhire construction and installation of such public improvements, as required <br /> by Government Code section 66462(a)(1). <br /> E. Developer has submitted to City plans, specifications and drawings entitled Jefferson and <br /> Franklin Improvement Plans, prepared by BKF Engineers and dated ``l• , 20�j (the <br /> "Improvement Plans"), which, in addition to other improvements, provide for c ain on- and off-site <br /> public improvements consisting of street and street li�l�t im�rvFL,:.F:i;:.;, ��orm drain systems, domestic <br /> water systems and sanitary sewer systems for the Project (collectively, "Improvements").
