J. Dedication: The Association shall have the <br /> power to dedicate all-or any part of the common area to any <br /> public agency, authority, or utility for such purposes and <br /> subject to such conditions as may be agreed to by the members. <br /> No such dedication shall he effective unless an instrument has <br /> been signed by three-fourths (3/4 ) of the total voting power of <br /> the Association including three-fourths (3/4 ) of the members other <br /> g' than Declarant, or where the two class voting structure is <br /> still in effect, shall include three-fourths (3/4) of the voting <br /> power of each class of members, agreeing to such dedication. <br /> K. Contracts: The Association shall have the <br /> power to contract for goods and/or services for the common <br /> area(s) , facilities and interests or for the Association, <br /> subject to limitations elsewhere set forth in the condominium <br /> documents. <br /> L. Delegation: The Association, the Board, and <br /> �w. the officers of the Association shall have the power to delegate <br /> '-4 their authority and powers to committees, officers or employees <br /> of the Association, or to a manager employed by the Association, <br /> provided that the Board shall not delegate its responsibility <br /> N for hearings required to be given by the Board. <br /> M. Use of Recreational Facilities: The Associa- <br /> tion shall have the power to limit the number of an owner's <br /> guests who may use the recreational facilities. h, <br /> N. Custodian Unit: Anything in this Declaration (Y- <br /> or the Bylaws or Articles to the contrary notwithstanding, the <br /> Association, upon appropriate resolution of the Board, shall <br /> have the power and authority, with the vote or written consent <br /> of a majority of each class of members, to purchase a Unit (the <br /> "custodian unit") to be occupied by the custodian of the <br /> project. In such case, during the period the custodian unit is <br /> owned by the Assocation: <br /> ( 1 ) No right to vote shall he exercised on <br /> behalf of the custodian unit; <br /> (2) No assessment shall he assessed or <br /> levied on the custodian unit; and <br /> (3 ) Each other unit shall be charged, in <br /> addition to its usual assessment, its share of the assessment <br /> that would have been charged to the custodian unit, but for the <br /> provisions of this section. <br /> O.
