7.7 Radio and Television Antennas: No alteration to <br /> or modification of a central radio and/or television antenna <br /> system or cable television system, whichever is applicable, if <br /> developed by Declarant or a cable television franchisee and as <br /> maintained by the Association or said franchisee, shall he <br /> permitted, and no owner may be permitted to construct and/or <br /> use and operate his own external radio and/or television <br /> antenna without the consent of the Board. <br /> 7.8 Right to Lease: With the exception of a mortgagee <br /> in possession of a condominium unit following a default in a <br /> first mortgage, a foreclosure proceeding or any deed or other <br /> arrangement in lieu of foreclosure, no owner shall he permitted <br /> to lease his unit for transient or hotel purposes which shall <br /> be defined as ( 1 ) rental for any period less than thirty (30) <br /> days, or (2) any rental if the occupants of the unit are <br /> w provided customary hotel services such as room service for food <br /> H and beverage, maid service, furnishing laundry and linen and <br /> bellboy service. No owner may lease less than the entire unit. <br /> Any lease agreement shall be required to provide that the term <br /> to of the lease shall be subject in all respects to the provisions <br /> a of the Declaration and the Bylaws and that any failure of the <br /> lessee to comply with the terms of such documents shall he a <br /> default under the lease. All leases shall be required to he in <br /> V writing. Other than the foregoing, there is no restriction on 1. " <br /> M the right of any owner to lease his condominium. All owners <br /> leasing or renting their units shall Cr <br /> g g promptly notify the <br /> secretary of the Association in writnig of the names of all <br /> tenants and members of tenants' families occupying such unit ,. <br /> and of the address and telephone umber where such owner can be Lt. <br /> reached. <br /> 7.9 Architectural Control: No fence, wall, obstruc- <br /> tion, outside or exterior wiring, balcony, screen, patio, patio <br /> cover, tent, awning, carport, carport cover, improvement or <br /> structure of any kind shall be commenced, installed, erected, <br /> painted, repainted or maintained upon the property, nor shall <br /> any alteration or improvement of any kind be made thereto until <br /> the same has been approved in writing by the Board, or by an <br /> architectural control committee appointed by the Board. <br /> Plans and specifications showing the nature, <br /> kind, shape, color, size, materials and location of such <br /> improvements, alterations, etc. , shall be submitted to the <br /> Board or to the architectural control committee for approval as <br /> to quality of workmanship and design and harmony of external <br /> design with existing structures, and as to location in relation <br /> to surrounding structures, topography, and finish grade elevation. <br /> No permission or approval shall he required to rebuild in <br /> accordance with Declarant 's original plans and specifications. <br /> No permission or approval shall be required to rebuild in <br /> accordance with plans and specifications previously approved by <br /> the Board or by the committee.
