ordinances, engineering standards. Due to these changes the initial 2008 Council <br />action is recommended for recission. <br /> <br />The Parcel Map subdivides one parcel into four lots. Improvements include new sewer, <br />storm and water services, drainage systems, sidewalk modifications, trees, street <br />lighting, stormwater treatment and detention measures. <br /> <br />An existing wastewater pipe traverses the project site. After studying alternatives with <br />the applicant, it was concluded that rerouting of this pipe is not economically feasible. <br />The City is reserving an existing easement over this pipe so that repair and replacement <br />can take place in the future. <br /> <br />The developer, Ernst Development Corporation, will post bonds in the amount of <br />$250,000 as required by the Improvement Agreement. All work associated with this <br />project is being paid for by the developer. The developer anticipates completion of all <br />improvements in summer, 2016. <br /> <br />ALTERNATIVES <br />Council may choose not to approve the parcel map and associated agreements for the <br />project. <br /> <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br /> <br />ENVIRONMENTAL REVIEW <br />The division of land into four or fewer parcels is categorically exempt from the <br />provisions of the California Environmental Quality Act (Article 19, Section 15315).
