<br /> <br />In August 2015, the Applicant revised the project design to substantially comply with the <br />Planning Commission’s recommendations (See Attachment 7.) The proposed project <br />now under consideration includes eight residential lots for eight single-family homes, <br />proposed homes and impervious surfaces that are located outside of the 25’ creek <br />protection setback (except for lot line fencing), a one-way private loop road, guest <br />parking spaces dispersed throughout the project site, some of the interior PD setback <br />modifications removed, and the exterior PD setback modifications still being requested <br />(Project). The analysis provided below pertains to the proposed eight-lot Project. <br /> <br />ANALYSIS <br />Project Consistency with General Plan and Zoning Ordinance <br />The Project meets the General Plan Low Density Residential land use designation and <br />R-1 single-family residential standards as follows: <br />· Density – 4.7 units/acre (8 units/1.69 acres) proposed where up to 7 units/acre <br />are allowed. (Density is calculated using the gross land area of the site, <br />including land that lies within the creek channel and the private roadway. The <br />Project site is 1.69 acres in size as documented in the field through a property <br />boundary survey by a registered civil engineer.) <br />· Average Lot Width – All parcels would meet or exceed the 50-foot minimum lot <br />width standard. <br />· Minimum Lot Area – All parcels would meet or exceed the 6,000 square foot <br />minimum lot area standard. <br />· Lot Coverage – All lots would be within the 40% maximum lot coverage <br />allowance. (Lot coverage is calculated using net land area, which excludes the <br />creek channel and private roadway.) <br />· Height – All eight homes would be within the maximum allowed height of 28 feet. <br />· Parking – All eight homes would provide two covered parking spaces, as <br />required per Article 30. The driveway for each home will provide additional off- <br />street parking for their respective guests/owners (driveways on Lots 2, 3, 4, 7 & 8 <br />would provide two parking spaces; driveways on Lots 1, 5 & 6 would provide <br />three parking spaces.) Two additional guest parking spaces will also be <br />provided, where none are required for the R-1 zoning district. <br />· Open Space – The project is not subject to open space requirements, however, <br />by complying with the maximum lot coverage allowance of 40%, each lot will <br />have open yard space consistent with similarly zoned R-1 lots. <br /> <br /> <br /> <br /> <br /> <br />8.B. - Page 2
