3

in size as documented in the field through a property boundary survey completed
by a registered civil engineer.)
· Average Lot Width – All parcels would meet or exceed the 50-foot minimum lot
width standard.
· Minimum Lot Area – All parcels would meet or exceed the 6,000 square foot
minimum lot area standard.
· Lot Coverage – All lots would be within the 40% maximum lot coverage
allowance.
(Lot coverage is calculated using net land area, which excludes the creek
channel and private roadway.)
· Height – All nine homes would be within the maximum allowed height of 28 feet.
· Parking – All nine homes would provide two covered parking spaces, as required
per Article 30. The driveway for each home will provide additional off-street
parking for their respective guests/owners. Five on-site guest parking spaces will
also be provided, where none are required for the R-1 zoning district.
· Open Space – The project is not subject to open space requirements, however,
by complying with the maximum lot coverage allowance of 40%, each lot will
have open yard space consistent with similarly zoned R-1 lots.

Table 1 below outlines the details for each of the nine proposed lots.

TABLE 1 – Lot and Coverage Details
Lot First
floor
area
Garage Porch &
other
covered
areas
Total lot
coverage
Gross
lot
area
Lot
coverage
Net lot
area
Lot
coverage
1 1,809 454 160 2,423 8,214 29.5% 6,615 33.9%
2 1,318 420 60 1,798 7,437 24.2% 5,105 35.2%
3 1,676 416 62 2,154 7,515 28.7% 5,795 37.1%
4 1,793 420 321 2,534 7,596 33.4% 6,473 39.1%
5 1,887 558 90 2,535 6,334 40.0% 6,334 40.0%
6 1,717 576 202 2,495 6,242 39.9% 6,242 39.9%
7 1,473 441 230 2,114 6,000 35.7% 6,000 35.7%
8 1,703 513 80 2,296 6,000 38.2% 6,000 38.2%
9 1,867 558 29.5 2,454.5 6,136 40.0% 6,136 40.0%

Frontage on a Public Street
The R-1 zoning district development standards require a minimum 35’ of frontage on a
public street. Because of the irregular shape of the project site and the desire to design
and construct a private roadway to serve as access to new lots, a Planned
Development Permit is required.

Planned Development Permit (Article 46)
A Planned Development Permit encourages flexibility of design and development of
land in such a manner as to promote its most appropriate use; to encourage the
development of innovative projects which incorporate the highest quality architectural
solutions, building materials and landscaping concepts; to promote the most functional
and aesthetic relationships between building structures, open space and parking areas;
8.B. - Page 96
