4 <br /> <br />to encourage the development of quality open space and recreational opportunities <br />within projects, including providing for clustered development and increased open <br />space; and to incorporate stormwater treatment provisions in site planning. <br /> <br />The nine proposed residences will be individually designed with varied architectural <br />styles, including Mediterranean, Tudor, Spanish, English country, Victorian country, <br />Craftsman and Vernacular influence. The homes would incorporate high quality <br />materials and detailing appropriate to the architectural styles. The variation in styles <br />should complement the neighborhood’s individually designed homes and eclectic <br />character. However, <br />changes from the original application have reduced the overall square footage of the <br />homes by 1,208 square feet. Due to this overall reduction, staff supports the home <br />sizes as proposed in the amended application (the General Plan and Zoning Ordinance <br />do not provide maximum floor area ratios or any limitations on square footage of single <br />family homes). <br /> <br />Requested PD Modifications <br />Certain modifications to required development standards may be granted with a <br />Planned Development Permit if it is determined that the proposed development will <br />provide an environment of physical and functional desirability, in harmony with the <br />character of the surrounding neighborhood or district. <br /> <br />Table 3 below outlines the setback modifications as requested by the Applicant. <br /> <br /> <br /> <br />8.B. - Page 97
