<br />Policy BE-16.3: Pursue new land use approaches along the different segments of <br />the Broadway Corridor consistent with the Land Use Map. These land use <br />approaches are designed to encourage development at an intensity and pattern that <br />supports a street car transit system. <br /> <br />Policy BE-19.1: Encourage the success and vitality of Employment Centers that <br />provide quality work and working environments for employees. <br /> <br />Policy BE-19.7: Support the use of the Light Industrial Incubator Overlay to <br />ensure retention of light industrial lands in Redwood City, and accommodate small <br />incubator space for young businesses in green, biotechnology, software and <br />other emerging industries. <br /> <br />ALTERNATIVES <br />1. Recommend that staff further amend the ordinance and return to Planning <br />Commission for review. <br />2. Recommend additional analysis for the Initial Study/Negative Declaration. <br /> <br /> <br />FISCAL IMPACT <br />No fiscal impact to the City is expected with the proposed changes. <br /> <br />ENVIRONMENTAL REVIEW <br />An environmental analysis was prepared, and on the basis of that Initial Study, staff has <br />determined that the project will not have a significant impact upon the environment. A <br />Draft Negative Declaration of Environmental Impact has been prepared (Attachment 2). <br />The Notice of Intent to Adopt a Negative Declaration was posted on Friday, June 26. <br />The comment period closed on Friday, July 17, 2015. An addendum was included to <br />address the recommended changes proposed by the Planning Commission <br />(Attachment 3).
