<br /> <br />EXHIBIT A <br />Article 2 - Definitions <br />Animal-related uses. Any commercial business providing services and care to animals, including, but not <br />limited to, pet day care, pet hotel, kennel, veterinary clinic, animal hospital, and pet grooming. Does not <br />include retail pet stores (see "Retail stores, general merchandise") with no related animal care and grooming <br />services. <br />Article 17a - LII (Light Industrial Incubator) District <br />17A.1 - Purpose. <br /> The purpose of the Light Industrial Incubator Zoning District is to promote opportunities for small <br />and expanding light industrial businesses. The district allows for the conversion of older uses into incubator <br />spaces for small light industrial uses, including custom manufacturing, light industrial, research and <br />development businesses, business services and limited office and complementary uses. Corporate and <br />administrative offices are discouraged. <br />The purpose of the Light Industrial Incubator Zoning District is to promote viable industrial areas by <br />providing a highly flexible district for the location of selected industries, especially start-up and expanding <br />light industrial businesses. The district is intended to provide for needed incubator space for smaller uses <br />supporting health research, clean industrial, green technology, and/or research and development businesses. <br />The district is intended to preserve land for a wide range of industrial uses by limiting office uses <br />17A.2 - Use Regulations. <br />[renumber as shown below] <br />1. Allowed Uses. Table 17A-21 indicates the uses permitted (P), conditionally permitted with a Use <br />Permit (C), permitted as an accessory use (A), and not permitted (-) in the Commercial Park Light <br />Industrial Incubator Zoning District. <br />2. Uses Not Allowed. Any use not specifically listed in Table 17A-2 16-1 (Allowed Uses <br />for Commercial Park Light Industrial Incubator Zoning District) is prohibited unless the Planning <br />Manager determines that it is compatible and meets the purpose of the district. as a permitted use, <br />accessory use, or conditional use shall be prohibited unless they are deemed by the planning <br />manager to be similar and compatible uses which meet the purpose and intent of the Light Industrial <br />Incubator Zoning District. <br />3. Outdoor Uses. All uses, unless stated otherwise, shall be conducted entirely within a building. <br />4. Applicable Regulations.
