<br />4 <br />• Eliminate the 5,000 square foot cap on all office uses, but require a Use Permit for professional and R&D offices <br />uses greater than 10,000 square feet. Administrative, business or financial services offices require a Use Permit <br />regardless of size; <br />• Clarify that limited industrial, manufacturing, and R&D lab uses are permitted to have up to 50 percent of the <br />gross floor area devoted to office space. <br />• Permit warehousing, business service, business wholesale, and maintenance and repair services, including <br />vehicle parts sales and minor repair; <br />• Permit all types of restaurants (except drive-through and accessory food services) with a floor area limitation of <br />2,500 square feet. This will allow restaurants to serve nearby businesses, and <br />• Prohibit check cashing and financial services offices and cultural institutions as inconsistent with the purpose of <br />the district; and <br />• . <br />• Create a use category called “Animal-Related Uses” and allow it conditionally in the district. This category allows <br />veterinary clinics, kennels, grooming and other types of animal care. These uses are similar to light <br />manufacturing in that there is associated noise and odor. <br /> <br />The new proposed permitted uses include Business Services, Business Wholesale, Maintenance and <br />Repair, and Warehousing which are already prominent in the area. The zoning amendments also <br />includes prohibiting uses such as Check Cashing, Personal Services, and Cultural Institutions. <br />Research and Development offices, which are discussed in the General Plan designation, are being <br />converted from a conditional use to a permitted use. The project will remove office square footage <br />restrictions, but Office will remain a conditional use.
