No new structures or impervious coverage, other than lot line fencing, shall be <br />constructed within the 25’ creek protection setback area. <br /> <br />9. As proposed by the applicant, the houses shall include at least the following <br />sustainable design strategies: <br />a. The following materials shall be used in the structural frame and building <br />envelope: <br />i. Wood I-joist or web trusses for floors, <br />ii. Wood I-joists for roof rafters, <br />iii. Oriented-strand board for subfloor, and <br />iv. Dimensional lumber, studs and timber for a minimum of 40 percent of the <br />structural frame and building envelope. <br />b. The air barrier between garage and living area shall be tightly sealed. <br />c. Roof trusses shall be designed to accommodate ductwork. <br />d. A minimum 16-inch roof overhang and gutters shall be provided. <br />e. Durable and noncombustible siding materials shall be used. <br />f. The quality of insulation installation shall be verified before applying drywall. <br />g. All hot water pipes shall be insulated. <br />h. Ducts shall be protected during construction and all ducts cleaned before <br />occupancy. <br />i. ENERGY STAR bathroom fans shall be installed and vented to the outside. <br />j. Timer or humidistat shall be installed on all bathroom fans. <br />k. A kitchen range hood shall be installed and vented to the outside. <br />l. Carbon monoxide alarms shall be installed. <br />m. ENERGY STAR appliances, including the dishwasher and refrigerator, shall be <br />installed. <br />n. The following standards shall be applied to the site landscaping: <br />i. No invasive species will be used in the landscaping. <br />ii. At least 75 percent of the plants used in the landscaping are drought- <br />tolerant California natives, Mediterranean, or other appropriate species. <br />iii. Use turf which has a water requirement less than or equal to Tall Fescue. <br />iv. Plant shade trees. <br />v. Group plants by water needs (hydrozoning). <br />vi. Incorporate 2 inches of compost into the top 6 to 12 inches of soil <br />vii. Mulch all planting beds to at least a depth of 2 inches. <br /> <br />10. In order to ensure the survivability and propagation of native trees (oaks, redwoods <br />and bay laurels) and the protection of any biological resources (such as the White <br />Tailed Kite) the City will consult and coordinate with both the Applicant and <br />neighborhood group representative (potentially Julie Abraham) in the selection of <br />appropriate arborist and biological resources experts as part of the project’s required <br />mitigation monitoring, and will communicate with both the Applicant and <br />neighborhood representative throughout the process. The City has a legal obligation
