<br /> Planning Director, Patterson discussed the land use issue, which involves the annexation <br /> of 130 acres of property in the unincorporated area of Redwood City as well as the <br /> proposed land use for the subject property. The other issue is the project proposed for the <br /> particular site. Patterson provided information about previous waterfront plans presented <br /> to the Council that were not adopted due to concerns about retaining industrial land use in <br /> Redwood City. <br /> Peter Brandon, Jones Lang Wootton Realty Advisors, Project Manager for Pacific Shores <br /> discussed the project vision, campus development concept, new campus site plan, park- <br /> centered plan, recreational benefits, architectural design, environmental design, ecological <br /> benefits, Seaport Blvd. improvements and benefits, traffic improvements, land use <br /> compatibility, SedwaylCooke compatibility study findings, noise study findings, air <br /> quality study findings, view impacts on-site, visual impacts of Seaport Blvd. <br /> improvements, alternative use and market considerations, and benefits to Redwood City. <br /> 2) Issues Raised by the Planning Commission; <br /> The Planning Commission members present were Bursak, Garcia, Giannini, Pine, <br /> Verdone, and Watry and they discussed the architectural character of the plan, the nature <br /> of its development, flexibility of the plan, size of population, revenues, and traffic <br /> concerns. <br /> 3) Discussion between City Council and Planning Commission regarding issues and concerns <br /> followed by comments from the public; <br /> Council Members and Planning Commission members discussed zoning issues, reverse <br /> impacts, traffic issues, philosophy of the plan, compatible land use and the demand for <br /> heavy industrial use. <br /> Port Commission, Chairman Dodge, discussed four long range plans of the Redwood <br /> City Port; long term strategic planning, business planning, project planning and budget <br /> planning, lack of available land to develop the Port.
