ATTY/RESO.3157/601 Marshall Appeal 8-Story Project
REV: 11/10/15 VR
22. Recycled water facilities shall be provided and designed in accordance with
Engineering Standards for dual plumbing, irrigation and other warranted uses
pursuant to the Recycled Water Ordinance, Chapter 38, Article VIII of the Municipal
Code.

23. Dual plumbing is required for this project. The purple pipes shall be “roughed in”
because recycled water service shall be provided by the City at a later date at a
pressure of 50-55 pounds per square inch at the service meters. The building shall
be designed so that recycled water plumbing fixtures on all floors of the building and
irrigations systems for landscaping property function at this delivery pressure.

24. If required by the Public Works Department, the applicant shall hire an engineer
licensed in California and experienced in the field of wastewater treatment to prepare
a report pursuant to California Water Code section 13522.5 and in accordance with
California Code of Regulations sections 60314 and 60323 (found within Title 22,
Division 4, Chapter 3). The report shall be submitted with the first building submittal,
and will be routed to the Public Works Department for review and coordination.

25. Due to the use of recycled water on the site, backflow protection on domestic water
services shall be required.

26. Redwood City has exceeded its Peak Wet Weather Flow (PWWF) capacity in the
past. A methodology to reduce inflow and infiltration by pipe replacement was
determined. The applicant shall reduce inflow and infiltration to offset increased
sewer demand from the project by replacing aged sewer mains or pay an equivalent
in-lieu fee. The length of pipe replacement required or the amount of fee will be
based on the project’s sewage generation projection (Attachment L of the City’s
Engineering Standards).

27. Grading shall be performed in accordance with Volume III, Part II of the City’s
Engineering Standards (http://www.redwoodcity.org/home/showdocument?id=2428). Soil
or other construction materials shall not be stockpiled in the public right-of-way.
Applicant shall submit cut/fill volumes (CY) for all soils to be imported to or exported
from the site.

28. Post-construction runoff into the storm drain shall not exceed pre-construction runoff
levels. The applicant’s design professional shall evaluate the project’s impact to the
City’s storm drainage system and shall substantiate their conclusions with drainage
calculations to the satisfaction of the City Engineer. The project shall be designed in
conformance with the Drainage Guidelines for Commercial Development, including
detaining the difference between the 10-year preconstruction storm event and the 30-
year post-construction storm event, and the detention of the 100-year storm event if
possible. The commercial drainage guidelines can be found on the City’s website at:
7.C. - Page 23
