6.4.A. - Page 1 <br /> REPORT <br /> To the Honorable Mayor and City Council <br /> From the City Manager <br /> December 7, 2015 <br /> SUBJECT <br /> Accessory Dwelling Units - Adoption of an Ordinance Amending Article 2, Article 5, <br /> Article 30, Article 36, Article 37, and Article 45 of the Redwood City Zoning Ordinance <br /> and Amending Chapter 38 of the Redwood City Municipal Code. <br /> RECOMMENDATION <br /> (1) Waive the Second Reading; and <br /> (2) Adopt the Ordinance as Modified by City Council at their October 26, 2015 Hearing. <br /> BACKGROUND <br /> On October 26, 2015, the City Council introduced an ordinance amending Article 2, <br /> Article 5, Article 30, Article 36, Article 37, and Article 45 of the Redwood City Zoning <br /> Ordinance and Chapter 38 of the Redwood City Municipal Code. The Council approved <br /> staff's recommendation to amend the Accessory Dwelling Unit (ADU) Ordinance and <br /> related zoning and municipal code sections with additional modifications below: <br /> 1. Rear Yard Setback: The minimum rear yard setback for an ADU shall be 10 feet; <br /> and <br /> 2. Homeowner Residency Requirement: The homeowner shall live on the property <br /> in either the main house or the ADU, with the following exception: The <br /> homeowner may live off-site and rent out both the main house and the ADU due <br /> to: <br /> a. A medical condition that requires residency elsewhere; or <br /> b. The homeowner receives a job transfer outside of the San Francisco Bay <br /> Area. <br /> If a homeowner seeks an exception to the homeowner residency requirement as <br /> described above, the homeowner shall submit an application for an Exception <br /> from the Homeowner Occupancy Requirement with supporting documentation <br /> that demonstrates conformance with one of the exceptions. Please see Section <br /> 37.7 in Attachment 1 for full details regarding the process for applying for an <br /> exception. <br />
