The Property is located within the "CG-R" (General <br /> Commercial-Residential Combining) Zoning District in the City of <br /> Redwood .City, the permitted uses for which are estilblÜ;heè by <br /> Articles 15 (CG - General Commercial) and 25 (CombiniTlg <br /> Districts), of Ordinance No. 1130, as amended, the Zoning <br /> Ordinance of the City of Redwood City (" Zon. Ord. ") . <br /> 2. Appellant currently operates the "HouGe of Buffet" <br /> Restaruant on the Property under a use permit heretofore issued <br /> for restaurant purposes (Zon.Ord. § 15.4.e) Current operating <br /> hours extend approximately from 11:30 a.m. to 2:30 p.m. anð 5:30 <br /> p.m. to 9 p.m., weekly, Tuesdays through Sundays. Appellant <br /> characterizes the current restaurant operations as a "family <br /> style buffet". <br /> 3. Thê Property is located on the (generally) westerly side <br /> of EI Camino Real, between the intersections thereof with Carlos <br /> Avenue (to the south) and Center Street (to the north). Adjacent <br /> land uses on EI Camino Peal include a motel, to the south, and a <br /> bowling alley with an associated restaurant to the north. Aside <br /> from the adjacent commercial uses, the Property is surrounded by, <br /> and in close proximity to properties developed and occupied for <br /> resid~ntial use on Carlos Avenue, Leahy Street, Northhurnberland <br /> Avenue, Cypress Street, Park Street, Center Street and Linden <br /> - - <br />
