This document could be a Precise Plan or Specific Plan, and could contain: <br /> 1. A form-based code, similar to the City's Downtown Precise Plan, using portions of existing <br /> land use and development regulations, <br /> 2. Emphasis on housing opportunities along the corridor at a variety of income levels, <br /> 3. Connections and interface with the Downtown Precise Plan, <br /> 4. Opportunities for Community Benefits through incentives and requirements, <br /> 5. Program for public improvements to enhance appearance and functionality of El Camino <br /> Real, and <br /> 6. Design guidelines for future projects. <br /> In particular, the plan should address some of the unique challenges along El Camino Real, <br /> including: <br /> • Small, shallow parcels with an inconsistent ownership pattern; <br /> • The evolution of El Camino Real from a local highway with vehicle-centric uses to a <br /> regional boulevard that incorporates complete-streets principals; <br />
