<br /> Maxine Quan, Intrepid Lane, stated she purchased her home seven weeks ago, and <br /> had instructed her realtor to research plans for the proposed site, and was told it would <br /> become a green belt, a park or school. Ms. Quan stated the proposed height and <br /> density were significant problems with negative impacts on her property. <br /> Sandra Rosenberg, Intrepid Lane asked when Redwood Shores would have its own <br /> Fire Station, and expressed concerns regarding the lack of emergency vehicle access <br /> not only for the proposed development but all of Redwood Shores. Ms. Rosenberg <br /> stated that recently she had cause to call for a fire truck and it took 8 minutes for its <br /> arrival. <br /> City Manager Everett described Redwood City's participation in contracting for <br /> services and a central dispatch system which increases rapid response times with more <br /> resources throughout the peninsula. City Manager Everett advised Mrs. Rosenberg <br /> that he would look into the circumstances of her call and contact her at a later date. <br /> MEMO 7/12/94 <br /> George Putnam, H P Homes, developer of the proposed 244 condominiums at 900 <br /> Davit Lane, told the Council that he had used the same architect as Regatta <br /> Townhomes, and had met all zoning laws and building codes. Mr. Putnam described <br /> the approvals the project had received from the Fire Marshal and his willingness to <br /> have the gate monitored, one of the Planning Commission's conditions. Mr. Putnam <br /> stated there were other complexes in Redwood Shores with the same density and the <br /> proposed development contains 35% fewer units than permissible under the R-4 <br /> Zoning; the proposed layout directs the noise internally not externally; there was no <br /> data to support the shadow theory, but with 150 feet separating his development from <br /> Regatta, he doubted there would be any significant shadow problems; the traffic report <br /> supported a conclusion of minimal impacts; the height proposed was just a few feet <br /> higher than Regatta; the open space ratio was very close to that in the Manors <br /> Townhome development; only one of the proposed buildings faces Regatta, the others <br /> face the park, and recreation room; and his company is paying for one half the <br /> construction of the proposed park which will look like other parks in Redwood City. <br /> Michael Gibson, representing Redwood Shores Properties, Inc., described the <br /> diversity of complexes in Redwood Shores, and the many different densities. Mr. <br /> Gibson stated that if it was necessary to remove the median on Davit lane, and he did <br /> not think it was, Davit Lane would be 34 feet wide, much wider than any other street <br /> entering any development in Redwood Shores. Mr. Gibson stated many developments <br /> had one ingress/egress like this proposed development and agreed that it was a good <br /> idea to monitor the gate; Regatta's height was 36 to 37 feet and this proposed <br /> development was 37 to 39 feet high; many, many parks in the City are located on busy <br /> streets; and since this development does not abut any other, shadow impacts would be <br /> fewer than in other developments.
