The <br />project will include a broad range of onsite amenities including a large community room <br />for resident gatherings, an outdoor courtyard with seating, planters for gardening, <br />outdoor “dining rooms” and a barbeque area. It will include a multipurpose room that <br />can be used for services such as health screens and classes. There will be bike parking <br />and an on-site car share. The project concept includes one level of at grade parking and <br />one level underground. Offsite improvements include the additional of street lights and <br />street trees along Bradford. <br /> <br />The project schedule proposes a six month design and entitlement period and an 18 <br />month construction schedule, with units ready for occupancy by summer of 2019. <br />Affordable senior housing is a core focus for MidPen and they have developed strong <br />senior services programs in other projects. MidPen has an extensive history of <br />successful affordable housing development and long term asset management. <br /> <br />Next Steps and Timeline <br />Upon City Council selection of the developer for the Bradford Site the City will enter into <br />an Exclusive Right to Negotiate Agreement to conduct negotiations with the developer <br />to prepare a Disposition and Development Agreement (DDA). This process is expected <br />to take approximately 90 days. The DDA will include provisions regarding the terms for <br />disposition of the property and development of the project. <br /> <br />ALTERNATIVES <br />The Council could reject the Ad Hoc Subcommittee recommendation to award the <br />project to MidPen Housing and direct staff to bring the one or two next-highest rated <br />development proposals to Council to make a presentation for their consideration. <br /> <br />FISCAL IMPACT <br />There is no fiscal impact to the City General Fund.
