at the time of building permit submittal, the applicant shall submit a parking layout of <br /> the garage with the five relocated valet parking spaces within the garage. <br /> [COA][PLANNING] <br /> 91. Valet Parking Operation — The valet parking staff shall re-park vehicles located in the <br /> drive aisle to park parking stalls, once available parking stalls become available. <br /> [COA][PLANNING] <br /> 92. Parking for Retail Patrons — Daytime retail patrons of 2075 Broadway shall be <br /> allowed to use the on-site parking. The valet service shall allow visitors and patrons of <br /> the proposed retail establishments on-site to park during the daytime hours (7AM — <br /> 5PM) Monday through Friday with the exception of holidays, and discourage non -retail <br /> patrons and workers of the building to not park in the garage. [COA][PLANNING] <br /> 93. Notice of Right — The applicant shall submit a "Notice of Right to Downtown <br /> Operations" to all tenants prior to execution of any lease per Section 2.2.6 of the DTPP. <br /> [COA][PLANNING] <br /> 94. Noise and Vibration — The applicant shall incorporate the following within the <br /> construction drawings per the site-specific noise study: [SDR][PLANNING] <br /> a. All building facades (exterior windows and doors) shall be sound-rated <br /> between 28 and 39 STC (Sound Transmission Class), as diagrammed in the <br /> noise report. <br /> b. All residences shall provide an alternative method of supplying fresh air (e.g., <br /> mechanical ventilation) so that closed windows could insulate outdoor noise. <br /> c. The projected noise calculations shall be updated based on final floor plans <br /> and elevations. <br /> 95. Window Visibility — Ground floor windows for non-residential uses shall provide an <br /> unobstructed view into the building of at least 20 feet. [SDR][PLANNING] <br /> 96. Signs — Future signs require a separate sign permit and shall conform to the <br /> requirements of the Downtown Precise Plan and Chapter 3 of the Municipal Code. <br /> [SDR][PLANNING] <br /> 97. Downtown Model — The applicant shall provide for the City's use a scaled model of <br /> the project or adequate funds to build the scaled model for purposes of adding to <br /> the City's scaled model of Downtown prior to issuance of first building permit. The <br /> specifications for the model shall be determined by the Community Development <br /> Director, or his/her designee.
