<br /> EXHIBIT "A" <br /> SCOPE OF SERVICES <br />Planning Services <br />Anticipated contract services include the following: <br />1. Regular meetings with staff to understand the project and City codes and <br /> procedures, to coordinate project review among pertinent departments and the <br /> project design consultant, to review and receive feedback on preliminary work <br /> products, and to receive direction regarding policy and procedural approaches. <br /> Monthly meetings with staff are anticipated for budget purposes. <br />2. Review of the project application, plans, and support documents, including but <br /> not limited to other precise plan examples, such as for the Kaiser Downtown <br /> Medical Campus and for the Marina Shores development. <br />3. Review and coordination of the EIR documentation, and assistance in the <br /> preparation of required notices and of scheduling and reports for public meetings. <br /> A preliminary scoping meeting and two Planning Commission meetings to review <br /> the EIR are anticipated for budget purposes. <br />4. Review of pertinent sections of the City's General Plan, Zoning Ordinance and <br /> related codes and policies. <br />5. Visits to the site. <br />6. Meetings and other communications with the applicant and the applicant's <br /> representatives. A total of six meetings are anticipated for budget purposes. <br />7. Meetings and communications with other interested parties, including adjacent <br /> property owners or businesses. A total of four meetings are anticipated for <br /> budget purposes. <br />8. Preparation of letters, memoranda and e-mail as necessary to outline the project <br /> status or review comments. <br />9. Preparation of required Zoning Amendments to "P" (Precise Plan) District, and <br /> review of draft Precise Plan upon its development by the design consultant. <br />10. Preparation of staff reports to the City's Architectural Review Committee (ARC), <br /> Planning Commission, and City Council. Two reports to the ARC, two reports to <br /> the Planning Commission (excluding the EIR hearings outlined in Task 3), and <br /> two reports to the City Council are anticipated for budget purposes. <br />11. Attendance and presentations at meetings of the City's Architectural Review <br /> Committee, Planning Commission, and City Council, as required.
