REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />June 27, 2016 <br /> <br />SUBJECT <br />Parcel map, improvement agreement, landscape maintenance agreement, stormwater <br />treatment measures management agreement for the development at 275 Oracle <br />Parkway. <br /> <br />RECOMMENDATION <br />1. By motion, approve the Parcel Map for merger and resubdivision at 275 Oracle <br />Parkway. <br />2. By motion, approve and authorize the City Manager to execute an Improvement <br />Agreement with Centrum Owners Association, and Oracle America, Inc. <br />3. By motion, approve and authorize the City Manager to execute a Landscape <br />Maintenance Agreement with Centrum Owners Association, Oracle Corporation, and <br />Oracle America, Inc. <br />4. By motion, approve and authorize the City Manager to execute a Stormwater <br />Treatment Measures Maintenance Agreement with Centrum Owners Association, <br />Oracle Corporation, and Oracle America, Inc. <br /> <br /> <br />BACKGROUND <br />The project is a 2-story, 64,000 sq. ft. high school for Design Tech located at 275 Oracle <br />Parkway (vacant lot across from 350 Oracle Parkway). On May 3, 2016, the Planning <br />Commission approved the Planned Development Permit Amendment (PDA2015-01), <br />Use Permit (UP2015-13), Architectural Permit (AP2015-63) and Tentative Map <br />(TM2015-04). <br /> <br />ANALYSIS <br />The developer’s engineer completed the parcel map, improvement plans, and <br />specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br />Standards, and to the satisfaction of the City Engineer. As is typical with private <br />developments within the City, the project will enter into three agreements with the City. <br />Although these agreements are entered into jointly with two or three different business <br />entities, all of these entities are affiliated with Oracle America, Inc., the project <br />proponent. The parcel map merges portions of two existing parcels, and a portion of <br />the Oracle Parkway right-of-way into a one buildable parcel, and two remainder parcels. <br />The portions of Oracle Parkway that are being abandoned are larger than the standard <br />right-of-way width, and are no longer needed given the change in use of the parcels. <br />6.1.K. - Page 1
