158 <br /> wait until the last minute to do anything with regard to remodeling . <br /> City Manager commented briefly and concluded that consideration <br /> should be given to the fact that this is the beginning point , <br /> and that the service stations happen to be first in the line <br /> of industry categories that are being reviewed in terms of upgrad- <br /> ing the environment and the aesthetics of the community . <br /> Mr . McNabb said the service station <br /> industry also objected to the section <br /> regarding hours of operation , and felt that <br /> the dealer should be able to operate dur- <br /> ing those hours which he feels most <br /> profitable . <br /> In the discussion that ensued , it was brought out that only with <br /> service stations adjacent to residentially zoned or developed <br /> property , or in neighborhood commercial centers , were there <br /> restrictions , and should definitely be controlled . It was felt , <br /> however , that every community should have 24-hour service stations . <br /> In the opinion of staff , the appearance of service stations and the <br /> mode of operations did have an economic impact upon a given zoned <br /> area of the City . When investigation was first made leading to <br /> this proposal , the communities that were felt to have good standards <br /> for service stations were contacted , and it was concluded that developers <br /> could not survive unless they put in a first class operation . It <br /> was noted that there is a reluctance on the part of some service <br /> station owners to comply with the conditions of the use permit if <br /> the station across the street doesntt have to , and was in fact the <br /> basic reason for this section of the proposal . <br /> Peter E. Sears , 1871 Cordilleras Road , <br /> Redwood City , Associated Student Body <br /> President , Canada College , spoke in terms <br /> of aesthetic improvement of the community . <br /> Mr . Leroy V . Isaacson , Shell Oil Company <br /> Real Estate representative , One Rollins <br /> Road , Millbrae , referred to Section 35 . 9 , <br /> paragraphs ( e ) and ( f) , regarding 24 -hour <br /> service stations located in neighborhood <br /> commercial centers and sites adjoining <br /> residential property , and having to comply <br /> with this provision within 90 days of the <br /> effective date of the Ordinance . He stated <br /> Shell Oil Company did have two service <br /> stations located in this type area on a <br /> 24-hour schedule , which have been there for <br /> some time , and if they would be affected , his <br /> Company would object . Most of their <br /> dealers have a three year lease with their <br /> operations set at 24 hours , and they are <br /> expected to maintain this schedule . Selecting <br /> another Shell station to fit the hours of <br /> operation could not easily be achieved , <br /> because those dealers , too , have a three -year <br /> lease specifying their hours .
