ACRES LOCATED 116 feet from northwesterly of Whipple Avenue, having frontage on <br />Veterans Boulevard, from "CP" (Commercial Park) District to "IR" (Industrial -Restricted) <br />District, declared open and affidavits of publication and mailing ordered filed. <br />Staff report was read, describing the area as having two lots and being approximately <br />three-fourths of <br />an acre. <br />The <br />lot <br />fronting <br />on Veterans <br />Boulevard contains <br />two <br />structures, one <br />a car wash <br />and <br />the <br />other an <br />office and <br />auto supply parts. <br />An auto <br />repair garage and a warehouse building exist on the rear lot. Adjoining property <br />to the northwest is owned by the same property owner. Applicant is expected to apply <br />for a Use Permit for an auto agency, in the event rezoning approved. <br />Planning Director advised Council the proposed land use was for a Toyota dealership. <br />A question <br />was raised relative to <br />the <br />reason for the <br />rounded -off corner of the <br />parcel, and <br />City Manager replied <br />that <br />the City owns <br />the small triangular corner of <br />the parcel. <br />There being no communications or oral protest, Councilman Weymouth moved to close <br />the public hearing, seconded by Councilman Rosselli and carried. <br />Councilman Weymouth moved to introduce <br />Ordinance <br />adding Section <br />60.2.1 to Ordinance <br />No. 1130, rezoning property in the <br />vicinity of <br />Whipple Avenue, <br />fronting on Veterans <br />Boulevard, seconded by Councilman Keckley and carried. <br />PUBLIC HEARING, Resolution of Intention of the <br />Planning Commission <br />to amend the <br />Zoning <br />Map to rezone property known as Edgewood Road <br />Annexation No. 2, <br />an area of 3.43 <br />acres, <br />from "IS" (Interim Study) District to "RH" <br />(Residential Hillside) <br />District, <br />declared <br />open, and affidavits of publication and mailing ordered filed. <br />Staff report was read, indicating that the area comprises 3.43 acres divided into <br />8 ownerships, and recently was annexed to the City. Lots range from slightly more <br />than 10,000 square feet to slightly over one acre in size. Abutting incorporated area <br />also recently annexed has been placed in the "RH" District, and area in question has <br />similar terrain. <br />Planning Director responded to a question from the audience regarding clarification <br />in that action is required by the City to zone to a precise zoning designation due <br />to recent annexation of this area, and that the area is already built up, existing <br />dwellings being single family, and that no known new developments are contemplated. <br />The proposed zoning fits the character of present usage and conforms to the surround- <br />ing area. <br />Robert Miller, 1345 Edgewood Road, informed Council <br />the property owners involved did not receive notice <br />of this hearing, although their neighbors did. He also <br />questioned whether a 10' setback between property lines <br />would be permitted, as is the case between his house and <br />side property line. <br />Planning Director stated that in"RH" zoning setback from street right-of-way line <br />is 25'; that minimum side yard is 7' and that in any new building, the 7' side yard <br />
