338 <br /> Ordinance becoming effective on May 15 , 1969 . It was , therefore , recommended that <br /> Council modify the recommendation of the Planning Commission and " rezones` instead <br /> of "prezone " carrying out the intent with a minor change in the procedural wording . <br /> Planning Commission report read in which it was stated after a public hearing they <br /> had recommended "RH" zoning for this area . Staff reported the area consisted of <br /> approximately 8 . 79 acres of land , including the street area , and contained 29 <br /> lots in 15 ownerships , lot sizes in single ownership ranging from 8 , 700 sq . ft . to <br /> approximately 76 , 000 sq . ft . It was further noted area has a grade of over 30% with <br /> one lot as steep as 55% with grades no doubt being increased when Laurel Way is <br /> widened and improved . <br /> It was also noted the 76 , 000 sq . ft . parcel did not have direct frontage on Laurel <br /> Way but that a 25 ' ingress and egress easement was being contemplated and that a <br /> preliminary map for this parcel has been submitted to the Subdivision Committee in - <br /> dicating 4 lots ranging in size from approximately 15 , 000 sq . ft . to 22 , 000 sq . ft . <br /> in size . Staff report also stated general steepness of the terrain necessitated <br /> need for large lots in this area and recommended the RH zoning with supplementary <br /> lot area requirements dealing with individual sites depending on the steepness of <br /> their slopes instead of the zoning to specific lot size designation . <br /> Planning Director , replying to questions as to intent of recommendation for RH zoning <br /> with supplemental lot size designation for individual lots , advised Planning Commission <br /> has under consideration at the present time a revision to the Zoning Ordinance which <br /> would evaluate the size of each lot , provided not already subdivided , based on slope <br /> change , i . e . , slopes up to 5% , lot size 6 , 000 sq . ft . , 5% to 15% slope , automatic <br /> increase for size of lot , etc . He . stated this was the future intent for all hill - <br /> side zoning and reason for general RH zoning at this time instead of recommending <br /> standard specific designationto lot sizes . <br /> Councilman Keckley agreed on necessity for zoning as to slope density and hoped it <br /> would be forthcoming in the near future as County already had one in existence . <br /> Mrs . Marion LeMetre , 3742 Hamilton Way , questioned <br /> effect of rezoning to more square footage require - <br /> ment than in a presently subdivided parcel , <br /> City Attorney noted State Codes regarding prezoning and zoning rules that any lot <br /> buildable prior to annexation remains that way after annexation . <br /> Councilman Rosselli moved to close the public hearing , seconded by Councilman <br /> Petersen and carried . <br /> Councilman Rosselli moved to introduce Ordinance adding Section 60 . 13 . 2 to Ordinance <br /> No . 1130 , the Redwood City Zoning Ordinance , rezoning property in the vicinity of <br /> Laurel Way Annexation , seconded by Councilman Keckley and carried . <br /> PUBLIC HEARING , Resolution of Intention to annex , EAS`rSTIEW ANNEXATION #1 , declared open <br /> and affidavits of publication and mailing ordered filed . <br /> Staff report stated this annexation comprises only two parcels in one ownership , <br /> separating the City of Redwood City and the Town of Woodside , and has been approved <br /> 1r <br />
