:3 9 7 <br /> Lake Subdivision No . 1 , in the Hamilton Way Annexation No . 1 , from " IS " ( Interim Study ) <br /> District to " RH" ( Residential -Hillside ) District , declared open and affidavits of <br /> publication and mailing ordered filed . <br /> Report of the Planning Commission was read in which it was noted a first motion to <br /> rezone the property from " IS " District to " R - 1 ' 7 " District had failed to carry and <br /> thereafter a motion had carried recommending the " RH " Zoning . <br /> Staff report noted this area , consisting of approximately 23- acres of land and contain - <br /> ing nine parcels in nine ownerships , had recently been annexed to the City . Five of <br /> the nine parcels have single family dwellings , two parcels under construction for <br /> single -family dwellings , and one parcel has been graded for future construction , with <br /> one remaining parcel in its natural state ; terrain varrying from a relatively flat <br /> grade of approximately 5% to a relatively steep grade of 38% on one of the lots ; <br /> parcel sizes ranging from approximately 7 , 000 square feet to slightly over 11 , 000 <br /> square feet . It was further reported zoning by the City would not affect development <br /> because it is already fully subdivided and if area zoned " R - 1 -7 " , as is the adjacent <br /> land , all of thelots would be conforming , but if zoned to " RH" , five of the lots <br /> would be nonconforming and four of the lots would conform, although in either case <br /> all of lots would be legal building sites . <br /> In reply to question as to why zoning not recommended consistent with adjacent zoning <br /> to " R -1 -7 " , Planning Director stated this point always debatable because of land <br /> already being subdivided by County at lower standard than that of City , and whether <br /> City ' s zoning should be adjusted to conform more to lower standards , or to set zoning <br /> to indicate the more desirable zoning intended to be maintained by the City , it being <br /> decided in this instance that the " RH " was more appropriate , even though land previously <br /> subdivided to lower standards , and this zoning looked more to the future when consolida - <br /> tion preferred by Council might occur . <br /> There being no communications or oral protest , Councilman Rosselli moved to close the <br /> public hearing , seconded by Councilman Petersen and carried . <br /> Councilman Henderson moved to introduce Ordinance adding Section 60 . 18a . a to Ordinance <br /> No . 1130 , the Redwood City Zoning Ordinance , rezoning the property in the vicinity of <br /> Hamilton Way Annexation No . 1 , seconded by Councilman Weymouth and carried . <br /> AWARD OF BID , Marlin Subdivision #1 Improvements . The following bids were received : <br /> L . C . Smith Co . $ 1 , 320 , 875 . 35 <br /> Hood Corporation 1 , 461 , 491 . 60 <br /> McGuire & Hester 1 , 641 , 628 . 50 <br /> Engineer ' s Estimate $ 1 , 539 , 095 . 50 <br /> DMJM and City Staff recommended award to L . C . Smith Co . , the low bidder . <br /> Councilman Petersen moved to adopt RESOLUTION NO . 6037 , AWARDING CONTRACT FOR CON - <br /> STRUCTION OF PUBLIC IMPROVEMENTS FOR REDWOOD CITY GENERAL IMPROVEMENT DISTRICT NO . 1 -64 , <br /> MARLIN SUBDIVISION NO . 1 ; AUTHORIZING EXECUTION OF CONTRACT FOR SAID WORK ; AND DIRECT - <br /> ING RETURN OF SECURITY DEPOSITS , seconded by Councilman Rosselli and carried on roll <br /> call vote , Councilmen Arnett and Keckley being noted absent . <br /> Councilman Weymouth moved to adopt RESOLUTION NO . 6038 , APPROVING PLANS AND SPECIFICATIONS <br /> FOR PARKWAY FENCING, PENINSULA PARKWAY -SECTION 1 AND BRIDGE PARKWAY -SECTION 1 FOR REDWOOD <br /> CITY GENERAL IMPROVEMENT DISTRICT NO . 1 -64 ; AND AUTHORIZING CITY CLERK TO CALL FOR BIDS <br /> THEREFOR , seconded by Councilman Rosselli , <br /> City Manager advised design of this fencing had been revised to reduce costs aud was <br /> now ready for readvertising of bids . He also noted his report to Council was in response <br /> to question of this fencing seeming to be at variance with City ' s restrictions and of <br /> AL 17 '69 <br />
