290 <br /> PUBLIC HEARING, Application of LESLIE PROPERTIES , INC . , to amend the Zoning Map to rezone <br /> property located in Redwood Peninsula in the general vicinity of Twin Dolphin Park- <br /> way , Marine World Parkway , and Bridge Parkway ; being portions of Tentative Map of <br /> Marina Park No . 1 , from " TP " ( Tidal Plain ) District to " IR-T " ( Industrial -Restricted - <br /> Transient Residential Units , " CB " ( Central Business ) , and " CN " ( Neighborhood Com- <br /> mercial ) Districts ; and " IR-T " ( Industrial -Restricted -Transient Residential Units ) <br /> District to " CB " ( Central Business ) District , declared open and affidavits of <br /> publication and mailing ordered filed . <br /> Planning Commission report stated that after a public hearing on February 25 , 1969 , <br /> the Planning Commission had voted unanimously to recommend that the rezoning be <br /> granted as requested . Staff report read stating " CB " , " RI -T " and " CN " areas pro - <br /> posed to be developed for a commercial complex consisting of specialty shops , <br /> theater , two restaurants , motor hotel , etc . , and this zoning would allow the various <br /> commercial uses to be developed into waterfront type of construction , and that the <br /> " CN " district proposed would consist of approximately nine acres of land area and <br /> one -half acre of interior waterway . It was further noted that the proposed zoning <br /> changes were in general conformity with the approved General Plan of Redwood <br /> Peninsula . <br /> There being no communications or oral protest , Councilman Keckley moved to close <br /> the public hearing , seconded by Councilman Rosselli and carried . <br /> Councilman Keckley moved to introduce Ordinance adding Section 60 . 20 . 1 to Ordinance <br /> No . 1130 , the Redwood City Zoning Ordinance , rezoning property in the general <br /> vicinity of Twin Dolphin Parkway , Marine World Parkway , and Bridge Parkway , being <br /> portions of Tentative Map of Marina Park No . 1 , seconded by CouncTman Arnett and <br /> carried . <br /> PUBLIC HEARING , Application of. STANLEY C . SWARTZ & CO . , for approval of a Planned Develop - <br /> ment Permit containing 40 single -family attached dwellings located in Redwood <br /> Peninsula , Dolphin Subdivision No . 2 , being a Resubdivision of Lot 3 , Block A , <br /> Dolphin Subdivision No . 1 , in a " R -2 -P " ( Residential -Duplex - Planned Development ) <br /> District , declared open and affidavits of publication and mailing ordered filed . <br /> Report of Planning Commission read stating this matter was considered in conjunction <br /> with the Tentative Map of Dolphin Subdivision No . 2 , containing 40 lots for 40 <br /> single family attached dwellings , and Planning Commission had voted unanimously <br /> to recommend approval of the Planned Development Permit as requested , subject to <br /> the six specific conditions recited . Staff report further described the planning <br /> proposed for the 40 townhouse units having frontage along the interior waterway <br /> system, denoting fact the present arrangement of garages limited the amount of <br /> on -street parking , similar to that of previously approved Planned Development Permit <br /> for Redwood Shores No . 2 . <br /> In reply to questioning , Senior Planner advised although a 20% increase in density <br /> could have been requested in this particular instance , the proposed development <br /> was within the normal requirements of the zoning district with no density " bonus " <br /> being requested ; open landscape areas and low fencing restrictions , referred to <br /> open space areas set between groups of dwellings in order to insure open vistas to <br /> waterways at different intervals throughout the project , and landscape maintenance <br /> which would be responsibility of property owners . <br /> MI 24 '69 <br />
