All planted areas, including turf will require periodic plant <br /> replacement due to disease, pest damage and loss stemming from natural <br /> causes, vandalism and pedestrian and bicycle traffic. <br /> Perimeter areas will include a trail system that will accommodate <br /> pedestrian and bicycle traffic and allow emergency vehicle access.
