TDM Monitoring — The applicant and all subsequent tenants shall maintain the <br /> Transportation Demand Management Plan (TDM). Programs may be substituted with <br /> prior approval of Redwood City Community Development Department so long as the <br /> number of peak hour trip credits is not reduced. Enforcement for regional requirements <br /> for employers with 50 or more employees lies with the Bay Area Air Quality Management <br /> District. <br /> 68. Parking Monitoring Program — The applicant and all subsequent tenants shall comply <br /> with the Parking Monitoring Program as required by Supplemental EIR for the Stanford <br /> Outpatient Center Project Supplemental Mitigation 12-10, which includes monitoring on- <br /> site and off-site (nearby on-street) parking field observations. <br /> 69. Employee Parking During Construction — Employees shall parking in the temporary <br /> parking lot at 2201 Bay Road during construction of the parking garage and Pavilion D <br /> improvements. Parking at 420-450 Broadway shall remain open and available to patients <br /> and guests. Construction parking shall occur in designated areas. Employees, patients, <br /> guests, and construction parking shall not spillover to residential streets. <br /> 70. Exterior Materials — The exterior materials, colors, textures, trim elements, windows <br /> and roof pitch of the project shall be consistent throughout and substantially conform to <br /> the colors and plans, date received June 29, 2016 (Parking Structure) and May 27, 2016 <br /> (Pavilion D), on file with Planning Services. Revisions —All modifications to the approved plans shall be submitted to Planning and <br /> Engineering for review and approval prior to the issuance of a Building Permit. <br /> Substantial modification of approved plans, as determined by the Zoning Administrator, <br /> may be subject to an amendment or a new Permit. Permit revisions shall follow the <br /> "Revisions" procedure in the Engineering Standards. <br /> [COA][PLANNING][ENGINEERING] <br /> 72. Title 24 Lighting Zone — The applicant shall comply with Title 24 Lighting Zone (LZ-3) <br /> requirements and provide lighting and photometric site plans with the building permit <br /> submittal. The lighting and photometric site plans shall be reviewed by the Building <br /> Division for compliance with Title 24 Lighting Zone (LZ-3) requirements, prior to the <br /> issuance of building permits.
