Engineering Reports and Surveys <br /> 20. Soils Report— Prior to submittal of construction documents, the applicant shall obtain a <br /> soils report, prepared by a licensed geotechnical engineer, in conformance with <br /> Engineering Standards, Volumes II & Ill. [SDR][ENGINEERING] <br /> 21. Property Line Survey - The applicant shall provide a survey establishing the property <br /> lines as part of the Building Permit application. [COA][ENGINEERING] <br /> 22. As-Builts—The applicant shall provide"as-built"or"record"drawings prepared by a Civil <br /> Engineer, to be submitted in paper, and/or PDF formats. [COA][ENGINEERING] <br /> 23. Field Survey Data —The applicant shall provide all field survey data to permit retracing <br /> all survey monuments set to establish the street right-of-way, both public and private, in <br /> AutoCad format prior to issuance of the building permit. [COA][ENGINEERING] <br /> Utility Infrastructure Improvements <br /> 24. Conformance with the City's Engineering Standards —All public improvements shall <br /> be designed and constructed in accordance with the City's Engineering Standards. <br /> [SD RI[ENGINEERING] <br /> 25. Encroachment Permits — All utilities shall be designed in accordance with the City's <br /> Engineering Standards. The applicant/contractor shall apply for and obtain an <br /> Encroachment Permit from the Community Development Department (CDD), and pay <br /> for all plan check and inspection services related to the permit prior to commencement <br /> of the road, utilities, or any site improvements. Work covered by the encroachment <br /> permit would include [SDR][ENGINEERING]: <br /> a. Work in the City's public right-of-way, easements or property in which the <br /> City holds an interest, including any on-site shoring which affects the public <br /> right-of-way. <br /> b. On-Site Grading and drainage, if the project meets the threshold where a <br /> grading permit is required. If a permit is required, a Plot and Finished <br /> Grading Plan shall be prepared by a California registered Civil Engineer. <br /> 26. Grading —Grading shall be performed in accordance with Volume III, Part II of the City's <br /> Engineering Standards (www.redwoodcity.org/cds/engineering/standards/design/Party). Soil or <br /> other construction materials shall not be stockpiled in the public right-of-way. Applicant <br /> shall submit cut/fill volumes (CY) for all soils to be imported to or exported from the site. <br /> [SDR][ENGINEERING] <br /> 27. Shoring —The applicant shall obtain an encroachment permit for any shoring which affects <br /> the public right of way. No tiebacks shall extend into the public right of way or onto adjacent <br /> private properties without the written consent of the City Engineer and/or the private property <br /> owner. Any tie-backs within the City's right of way shall be de-tensioned prior to permit sign- <br /> off and/or project acceptance.
