12. Tree Removal Permit — The applicant shall obtain a Tree Removal Permit for the <br /> removal of any existing on-site trees that are 12" in diameter and larger. <br /> [SDR][PLANNING] <br /> 13. Stormwater Runoff— Post-construction runoff into the storm drain shall not exceed pre- <br /> construction runoff levels. The applicant's design professional shall evaluate the <br /> project's impact to the City's storm drainage system and shall substantiate their <br /> conclusions with drainage calculations to the satisfaction of the City Engineer. The <br /> project shall be designed in conformance with the Drainage Guidelines for Commercial <br /> Development. [SDR][ENGINEERING] <br /> 14. Exterior Lighting—New exterior lighting requires final review by the City prior to building <br /> permit issuance. As part of the Building Permit submittal package, the applicant shall <br /> provide a lighting plan including cut-sheets for all new fixtures, as well as photometric <br /> evaluation site plan demonstrating that light levels are appropriate for the use and that <br /> the new light sources do not introduce glare or light effects that spill off the property. <br /> [COA][PLANNING] <br /> 15. Bicycle Facilities—The project shall provide for a minimum of 24 bicycle storage spaces <br /> within a locked bicycle storage area and a minimum of 6 bicycle parking spaces within <br /> bike racks, per City standards. These facilities shall be shown on the building permit <br /> plans. [COA][ENGINEERING] <br /> 16. Outdoor Uses—Any outdoor use not identified with this project requires separate review <br /> and approval by the City. [SDR][PLANNING] <br /> 17. Future signage — Detailed signage plans must be submitted and approved and a Sign <br /> Permit and Building Permit issued prior to the installation or construction of any signage <br /> for the Project. [SDR][PLANNING] <br /> 18. Water-Efficient Landscaping — Provide a landscaping and irrigation plan conforming to <br /> the California Water-Efficient Landscape Ordinance (AB 1881), including an automatic <br /> irrigation system (drip, micro-spray, or bubblers) with a rain sensor, and show these <br /> measures on the building permit plans. [COA][PLANNING] <br /> Tentative Parcel Map <br /> 19. Agreements - Prior to recordation of the Tentative Parcel Map, enter into the following <br /> agreements in a form acceptable to the City Attorney and the Community Development <br /> Director: [COA][ENGINEERING] <br /> a.
