12. Tree Removal Permit — The applicant shall obtain a Tree Removal Permit for the removal of any existing on-site trees that are 12" in diameter and larger. [SDR][PLANNING] 13. Stormwater Runoff— Post-construction runoff into the storm drain shall not exceed pre- construction runoff levels. The applicant's design professional shall evaluate the project's impact to the City's storm drainage system and shall substantiate their conclusions with drainage calculations to the satisfaction of the City Engineer. The project shall be designed in conformance with the Drainage Guidelines for Commercial Development. [SDR][ENGINEERING] 14. Exterior Lighting—New exterior lighting requires final review by the City prior to building permit issuance. As part of the Building Permit submittal package, the applicant shall provide a lighting plan including cut-sheets for all new fixtures, as well as photometric evaluation site plan demonstrating that light levels are appropriate for the use and that the new light sources do not introduce glare or light effects that spill off the property. Bicycle Facilities—The project shall provide for a minimum of 24 bicycle storage spaces within a locked bicycle storage area and a minimum of 6 bicycle parking spaces within bike racks, per City standards. These facilities shall be shown on the building permit plans. [COA][ENGINEERING] 16. Outdoor Uses—Any outdoor use not identified with this project requires separate review and approval by the City. Future signage — Detailed signage plans must be submitted and approved and a Sign Permit and Building Permit issued prior to the installation or construction of any signage for the Project. Water-Efficient Landscaping — Provide a landscaping and irrigation plan conforming to the California Water-Efficient Landscape Ordinance (AB 1881), including an automatic irrigation system (drip, micro-spray, or bubblers) with a rain sensor, and show these measures on the building permit plans.
