24. Stormwater Runoff— Post-construction runoff into the storm drain shall not exceed pre- <br /> construction runoff levels. The applicant's design professional shall evaluate the <br /> project's impact to the City's storm drainage system and shall substantiate their <br /> conclusions with drainage calculations to the satisfaction of the City Engineer. The <br /> project shall be designed in conformance with the Drainage Guidelines for Commercial <br /> Development. [SDR][ENGINEERING] <br /> 25. Exterior Lighting—New exterior lighting requires final review by the City prior to building <br /> permit issuance. As part of the Building Permit submittal package, the applicant shall <br /> provide a lighting plan including cut-sheets for all new fixtures, as well as photometric <br /> evaluation site plan demonstrating that light levels are appropriate for the use and that <br /> the new light sources do not introduce glare or light effects that spill off the property. <br /> [COA][PLANNING] <br /> 26. Bicycle Facilities —The project shall provide for a minimum of 5 bicycle storage spaces <br /> within the ground-level of the parking garage as well as on-site shower facilities, per City <br /> standards. The project shall provide for a minimum of 5 bicycle spaces with permanently <br /> anchored bicycle racks within 100 feet of the primary commercial entrance. These <br /> facilities shall be shown on the building permit plans. [COA][ENGINEERING] <br /> 27. Outdoor Uses—Any outdoor use not identified with this project requires separate review <br /> and approval by the City. [SDR][PLANNING] <br /> 28. Future signage — Detailed signage plans must be submitted and approved and a Sign <br /> Permit and Building Permit issued prior to the installation or construction of any signage <br /> for the Project. [SDR][PLANNING] <br /> 29. Landscape Plans — The applicant shall provide detailed landscaping plans at the <br /> building permit stage and shall show landscaping to screen the parking lots from the <br /> street. The landscaping shall include landscape screening to screen the transformer and <br /> other utilities from public right-of-ways. [COA][PLANNING] <br /> 30. Water-Efficient Landscaping— Provide a landscaping and irrigation plan conforming to <br /> the California Water-Efficient Landscape Ordinance (AB 1881), including an automatic <br /> irrigation system (drip, micro-spray, or bubblers) with a rain sensor, and show these <br /> measures on the building permit plans. [COA][PLANNING] <br /> Parcel Map <br /> 31. Parcel Map - Obtain approval and record a Parcel Map prior to building permit issuance. <br /> All parcel maps shall include the lot configuration and proposed easements and conform <br /> to the Subdivision Map Act and Chapter 30 of the Municipal Code. <br /> [SDR][ENGINEERING] <br /> 32. Right of Way Abandonment/ Property Transfers - Prior to approval of a Parcel Map, <br /> the public rights of way along Buckeye and Hancock Streets and a portion of public right <br /> of way along Spruce Street as identified on the Vesting Tentative Parcel Map, shall have <br /> been abandoned, by vacation or other process, and applicant shall have secured fee title <br /> ATTY/RESO.0075/PC RESO 1629 MAIN STREET(BUTLER) <br /> REV:08-16-16 VR Page 8 of 22 <br />
