<br />64. Construction Meetings – The applicant is required to contact the Permit Counter
<br />(650.780.7350) to schedule the following meetings prior to or during construction.

<br />a. Pre-Submittal – Prior to building permit submittal, schedule a pre-submittal meeting
<br />with Building, Planning, Engineering and Fire staff to discuss the permitting process
<br />and submittal requirements.
<br />b. Pre-Construction - After City permits are issued, but prior to start of construction,
<br />schedule a pre-construction meeting with Engineering, Building, Fire, and Planning
<br />staff to discuss the inspection process and requirements for construction and site
<br />work. The applicant shall arrange for the attendance of the owner, developer,
<br />construction manager, contractor, and all subcontractors who are responsible for
<br />grading and erosion and sedimentation protection controls.
<br />65. Construction Management and Staging - Prior to encroachment permit issuance,
<br />submit a construction parking management plan, which shall outline the number of
<br />construction workers by phase, phase duration, and where parking will be located for
<br />each phase. Construction parking, material storage, equipment, or other
<br />construction-related uses are not allowed within the City right of way without prior
<br />approval from the City Engineer. [COA][ENGINEERING]
<br />66. Materials Mock-Up – Prior to final foundation inspection, prepare a mock-up that is
<br />outdoors, readily accessible, and will remain intact until the project has reached
<br />substantial completion. The mock-up should include all project colors and materials,
<br />windows for the base and top, balconies, lighting, and architectural details, as well as
<br />construction details, such as the weep screed, to understand how the design
<br />addresses them. Then schedule a mock-up meeting with the Planning and Building
<br />Departments for final review and approval of the project details. Submit an updated
<br />colors and materials board or details if any changes are made as a result of the mock-
<br />up meeting. [COA][PLANNING]
<br />67. Certification Letters - Prior to final inspection, submit certification letters from the
<br />following architects verifying that the project, as constructed, complies with approved
<br />plans. After the certification letter has been submitted, the project planner will also
<br />confirm substantial compliance with the approved plans during the scheduled final
<br />inspection. [COA][PLANNING]:
<br />a. Project Landscape Architect verifying substantial conformance with the
<br />approved landscape plan, including species, size, quantity, and location of the
<br />approved trees, shrubs, and groundcover. It shall also verify landscape lighting,
<br />fencing, irrigation, and other details as applicable.
<br />b. Project Architect verifying substantial conformance with the approved
<br />elevations, colors, materials, exterior light fixtures, and architectural details.
<br />68. Construction Material in the Right-of-Way - Construction parking, material storage,
<br />equipment, or other construction-related uses are not allowed within the City right of
<br />way without prior approval from the City Engineer. Prior to encroachment permit
<br />issuance, submit a construction parking management plan, which shall outline the
